Mindanao’s Largest Fuel Depot: A ₱2-billion, 348-million-liter petroleum products and 12,000-metric-ton LPG storage facility in Sta. Cruz, Davao del Sur

Azora Holdings, Inc. is constructing a petroleum storage terminal with a dedicated pier facility on a 19.2-hectare site in Barangay Zone IV, Sta. Cruz, Davao del Sur. The pier facility, located directly adjacent to the property along the Davao Gulf, will serve as the marine vessel docking area.

Once fully operational, the terminal will store up to 348 million liters of imported petroleum products and 12,000 metric tons of LPG at any given time. Designed to handle major international import vessels, the facility will also cater to local barges for distribution.

Note: Project scope, description, and parameters are subject to change as the project is still being constructed.

To ease the burden on businesses, President Ferdinand Marcos Jr. has proposed to congressional leaders a temporary suspension of the implementation of the Real Property Valuation and Assessment Reform Act ( ), or Republic Act No. 12001.

"Nagpanukala si Pangulong Ferdinand Marcos Jr. sa dalawang kapulungan sa LEDAC meeting nitong 6 August 2026 ng pansamantalang pagsuspinde ng pagpapatupad ng RPVARA upang maiwasan ang karagdagang gastos sa ari-arian para sa mga negosyo, suportahan ang mga pamumuhunan, at tiyakin ang isang dahan-dahan at makatwirang transisyon patungo sa bagong valuation system," Palace Press Officer and Presidential Communications Office Undersecretary Claire Castro said in a Viber message.

The RPVARA mandates the establishment of a single, market-based real property valuation system nationwide. The law aligns local and national property valuations with international standards, reorganizes the Bureau of Local Government Finance, and adopts uniform valuation standards for taxation and other government transactions. | Raffy Ayeng

This strategic expansion aims to bolster healthcare accessibility for the growing population of Mintal and its neighboring districts.

The project encompasses the construction of multiple low-rise hospital structures and comprehensive site development on a prime property along the Davao-Bukidnon Road.

The pre-qualification process for the construction commenced in December 2025 and continued into early 2026.

Sounds like a plan. But is it actually a strategy?

I've seen this movie too many times. Someone buys a bare lot — raw land, no improvements, nothing nearby — and just waits. Ten years later, same price. Sometimes lower in real terms once you factor inflation. And nobody's lining up to buy it.

Let's be honest about something first.
Those overlooking lots with the mountain view? The resthouse with the cool breeze and the Instagram-worthy sunrise?
Let the people with money buy those. There's nothing wrong with it. If you've got the means — enjoy it. Build the resthouse. Live your best life.

But don't call it an investment. Call it what it is: a lifestyle purchase. A luxury.

The problem isn't rich people buying their dream property. The problem is when regular earners — OFWs saving for years, employees setting aside their 13th month, small business owners looking to "put their money somewhere" — copy that move thinking it's a wealth strategy.

It's not. It's a feel-good decision dressed up as a financial plan.
Rich people can afford to park money in a view. They have other assets generating cash flow. For most of us, that lot is the portfolio. And a portfolio that earns zero — while costing you in taxes, maintenance, and opportunity — is not a portfolio. It's a liability with a nice view.

Why raw land quietly destroys wealth:
→ Zero income while you hold. The land sits. You bleed.
→ Real property tax, legal costs, and maintenance still run every year.
→ Appreciation depends on infrastructure and demand you don't control.
→ Liquidity is near zero — you can't sell half a lot when you need emergency cash.
→ Title issues, heir disputes, and encroachments are more common than you think.

What real estate investing actually looks like:
→ Buy property with existing or clear income potential (rental, boarding house, commercial)
→ Target 15%+ cash-on-cash return from day one — not from a future sale
→ Pick locations with real demand drivers: roads, schools, growing population, active commerce
→ Know your exit before you enter — not after you're already stuck

Know what game you're playing before you put your money in.
Because there are two kinds of real estate buyers: investors and lifestyle spenders. Both are valid. But only one builds wealth.
Make sure you know which one you are.
