Not everyone starts at the same time, and not everyone takes the same path.

Matthew 20:16 reminds us that God’s ways are different from how the world measures success, position, and timing.

Sometimes we compare how far we’ve come with someone who seems ahead. But in God’s Kingdom, being first isn’t what matters most. His grace is not something we earn by being ahead of everyone else.

Just like building, every strong structure follows its own process. What matters is staying faithful to the foundation and trusting where God is leading you.

So wherever you are in your journey, keep building, keep believing, and trust God’s timing.

“So the last will be first, and the first will be last.”

A project that started as a 2-storey concept, but the site told us there was a better way to build.

This Mixed-Use Building in Makilala, Cotabato was initially planned as a 2-storey development. But after studying the property, we found that the required setbacks would significantly affect the usable building area.

Instead of simply forcing the original plan, we worked with the conditions of the site.

Because the property has a rolling terrain that slopes down from the road, the design evolved into a 3-storey mixed-use building with a basement, allowing us to make better use of the natural elevation and maximize the potential of the lot.

This is why understanding the property comes before finalizing the design. Setbacks, terrain, access, and site conditions can completely change what makes sense for a development.

Sometimes, the site itself reveals a better opportunity than the original plan.

MALAPIT SA BEACH ANG LUPA MO. RESORT AGAD?

Hindi dahil 5 minutes away from a white-sand beach ang property mo, automatic na resort, Airbnb, o hotel na ang best development.

Sa isang 300 sqm property, maraming puwedeng gawin.

Pero bilang architect, hindi ako magsisimula sa tanong na:

“Ano ang magandang building dito?”

Mas importante munang malaman:

• Sino talaga ang pupunta sa area?
• Tourist ba, locals, families, o long-stay guests?
• Madali bang puntahan ang property?
• May enough parking at road access ba?
• Ano ang competition sa paligid?
• Seasonal ba ang demand?
• Ano ang zoning at limitations ng property?
• At higit sa lahat, kaya ba ng budget ang development na gusto mong gawin?

Kasi puwedeng maganda ang resort mo pero mahina ang occupancy.

Puwedeng maraming rooms pero hindi naman iyon ang hinahanap ng market.

At minsan, mas magandang magsimula sa smaller phased development kaysa ubusin agad ang budget sa isang malaking project na hindi pa tested ang demand.

Location gives you an opportunity.
Planning determines whether that opportunity becomes income.

Kaya bago magdesign, aralin muna natin kung ano talaga ang kayang gawin ng lupa mo.

May property ka rin na hindi mo alam kung ano ang best development?

🏗️ Bago ka kumuha ng contractor, alamin mo muna ito.

Excited ka nang magpatayo. May budget ka na. May nakausap ka na ring contractor.

Pero bago ka humingi ng quotation, siguraduhin munang malinaw ang project mo.

✔ Complete plans
Dapat kumpleto at maayos ang plans bago magsimula. Siguraduhin ding signed and sealed ng licensed architect at engineers ang kani-kanilang plans at documents ayon sa kanilang professional scope.

✔ Scope of work
Ano ang kasama at hindi kasama sa trabaho ng contractor?

✔ Materials at specifications
Hindi sapat na pareho ang presyo. Alamin kung pareho rin ba ang quality at specifications na kino-quote.

✔ Realistic budget at timeline
Mas madaling magplano kapag alam mo kung hanggang saan ang budget at gaano katagal ang project.

✔ Permits at requirements
Siguraduhing maayos ang mga kinakailangang permits at approvals bago magsimula ang construction.

✔ Maayos na contract
Payment terms, responsibilities, timeline, scope, at ibang importanteng agreements should be clearly documented.

Kaya huwag piliin ang contractor dahil siya lang ang may pinakamababang quotation.

Ang magandang construction project nagsisimula sa tamang professionals, malinaw na plano, at maayos na preparation bago pa dumating ang unang sako ng semento.
