Dear Self:

Of course, I know you get easily attracted to beaches, commercial lots, villas, farm lands with flowing rivers, and all sorts of what you think [an] investment. But, how do you know if your possible purchase is an investment?

Self, remember these:
1. The title should be transferrable to your name. I'm pointing out to the owner's / claimant's documents. Are they in order? How do we know the documents are in order? Before we go further, let's have the next point...
2. What is the classification of the land that you want to buy? Is it alienable or part of the forest? You have to know from the document, not only from your observations.
3. Know if the persons representing themselves as owner/s are the real owner/s. Beware, not only the documents could be faked... Some persons are also fake..

You have to remember that whenever you're being asked for a decision, you must give yourself a time to ponder on the possible consequences of whatever decision you may take. This is your right. If someone tries to deprive you of this right for whatever reason, then start doubting his motive because usually, the end result of an impulsive decision is destruction.

Note:. In most Estafa cases, the perpetrator uses the "hurry up" scheme, depriving the target victim the time to think and assess the possible negative consequences of his actions.
