A foreigner can own a condo unit 100%. No need to be Filipino, former Filipino, or dual citizen.

✔️𝟰𝟬% 𝗳𝗼𝗿𝗲𝗶𝗴𝗻 𝗹𝗶𝗺𝗶𝘁 𝗽𝗲𝗿 𝘁𝗼𝘄𝗲𝗿 (𝗻𝗼𝘁 𝗽𝗲𝗿 𝗽𝗿𝗼𝗷𝗲𝗰𝘁)
For example: If a condo tower has 100 units and 39 are foreign-owned, only 1 slot is left. Once 40 units are taken, only Filipinos can buy in that tower.

𝗘𝗮𝗰𝗵 𝘁𝗼𝘄𝗲𝗿 𝗵𝗮𝘀 𝗶𝘁𝘀 𝗼𝘄𝗻 𝘀𝗲𝗽𝗮𝗿𝗮𝘁𝗲 𝗹𝗶𝗺𝗶𝘁.

✔️𝗡𝗼 𝗽𝗲𝗿𝘀𝗼𝗻𝗮𝗹 𝗹𝗶𝗺𝗶𝘁
A foreigner can buy multiple units as long as foreign slots are still open.

𝗛𝗼𝘄 𝘁𝗵𝗲 𝗹𝗶𝗺𝗶𝘁 𝘄𝗼𝗿𝗸𝘀:
Common areas and land are owned by a condo corporation. This corporation must be 60% Filipino under the Constitution.

𝗬𝗼𝘂𝗿 𝗰𝗼𝗻𝗱𝗼 𝘂𝗻𝗶𝘁/𝘀 𝗮𝘀 𝗮 𝘄𝗵𝗼𝗹𝗲 𝗻𝗼𝘁 𝗷𝘂𝘀𝘁 𝗳𝗹𝗼𝗼𝗿 𝗮𝗿𝗲𝗮 = 𝘀𝗵𝗮𝗿𝗲𝘀 𝗶𝗻 𝘁𝗵𝗮𝘁 𝗰𝗼𝗿𝗽𝗼𝗿𝗮𝘁𝗶𝗼𝗻.
So foreign-owned units count toward the 40% limit.
If a foreigner sells to a Filipino, 1 slot opens up.
