HULUGANG LUPA

Wayback year 2021 ay nagdecide akong bumili ng hulugang lupa na payable for 5years at ito ang isa sa pinaka tanga kong desisyon sa mundo ng investment ko.

Land banking o pagbili ng mga lupa at ibebenta pagdating ng araw ay isa sa mga magagandang investment ngunit kung hindi mo ito pag-aaralan ay maari na ikaw ay mahulog sa pagkakamali.

Ano ba yung mali ko sa pagbili ng hulugang lupa? (Admittedly na baguhan ako pagdating sa real estate)
1. License agent - sa pagbebenta ng properties ay una mong titignan kung lisensyado ba ang isang ahente at dito palang ay hindi ko na tinignan ang unang bagay na ito.
2. Titulo - sa case ko huli ko nang nakita na yung binebenta pala ng isang company ay hindi pa nakapangalan mismo sa kanila at nakapangalan parin sa iba.
3. Transfer of title - alam nyo ba na makukuha nyo lang ang titulo na nakapangalan sa inyo kapag lahat ng units ay nabenta na? Yan ang isa sa mga cons kung mother title lang at hindi pa nakakapag sub-divided.
4. Waiting time- kapag bumili ka ng hulugang lupa na naka mother title lang at sa tingin mo naman ay legit, it takes years or decades bago mo pa makuha ang sarili mong title.

Ano yung solusyon ang ginawa ko?
Last week kaya umuwi ako ng Pinas dahil inasikaso ko ito. Nag-email muna ako sa developer na hindi ko na itutuloy ang kinuha kong lupa at sinurrrender ko lahat ng physical documents. Dahil sa Maceda law ay may makukuha pa akong pera na halos kalahati ng naibayad ko na ay babalik sa akin (binawas na ang agents commission at other charges)

Anong maipapayo ko?
1. Bumili ng lupa na may titulo. Nakapangalan mismo sa binilhan mo. Non-negotiable yan.
2. Huwag bimili ng hulugang lupa- matagal ang process at may chance na maloko ka.
3. Makipag deal lang sa mga license na agents.

Kaya sa mga nagbabalak bumili ng lot o gagawin ang land banking strategy ay huwag basta-basta nagmamadali dahil kung sino pa ang madalas magmadali ay sila pa ang mas nalalagay sa alanganin.

1.Value - we need to check the value if it appreciates or depreciates.
A car depreciates its value once nilabas mo yan or you start using it outside your house.

A house appreciates it’s market value yearly lalo na kung
maganda ang location nito.

2. Asset or Liability - Ask yourself first, if bumili ka ba ng kotse o bahay makakatulong ba ito sa iyo para kumita ka or it can help you in your everyday life or Is it a liability which is Ito ba ay magiging pabigat sainyo?

3. Needs - Lastly, we need to ask ourselves again, ano ba ang kailangan mo ngayon? Do you really need this right now? What do you need to prioritize and what is your plan? How do you see the future with it?

We should have a solid plan before we do it because everyone knows that every penny we spent is important.
