Instead of forcing myself to finish my home loan in 𝟱 𝘆𝗲𝗮𝗿𝘀, I chose a 𝟮𝟱-𝘆𝗲𝗮𝗿 𝘁𝗲𝗿𝗺.
Here's why:
5-year loan: ₱29,500 monthly mortgage
25-year loan: ₱10,500 monthly mortgage
That's a huge difference.
A ₱𝟮𝟵,𝟱𝟬𝟬 𝗺𝗼𝗻𝘁𝗵𝗹𝘆 𝗽𝗮𝘆𝗺𝗲𝗻𝘁 puts a lot of pressure on your budget. One unexpected expense or job setback could make you miss a payment.
A ₱𝟭𝟬,𝟱𝟬𝟬 𝗺𝗼𝗻𝘁𝗵𝗹𝘆 𝗽𝗮𝘆𝗺𝗲𝗻𝘁 is much easier to manage. It gives you breathing room and makes it more likely that you'll stay consistent.
Now, that you have a lower payment.
Aim to do these.
Your 𝗦𝗮𝗹𝗮𝗿𝘆 𝗽𝗮𝘆𝘀 the mortgage.
𝗢𝘁𝗵𝗲𝗿 𝗶𝗻𝗰𝗼𝗺𝗲𝘀 like 13th month, bonus, side income, leave conversions, tax refunds. Use these to pay directly to principal of the loan.

2026 - ₱5,874 (3.5years)
We're not done yet. We aim to reduce the mortgage down to ₱5,000 before the year ends.
Our goal is to fully pay off the loan by 2028—just 6 years after taking it out.
We didn't choose the harder path of paying ₱29,500 every month for 5 years.
We chose the easier, more sustainable path.
It doesn't matter if it takes you 6 years, 10 years, or even longer.
What matters is that you never miss a monthly mortgage payment.
The second key is to make sacrifices whenever you can. Instead of spending every bonus, 13th-month pay, side income, or tax refund, use part of it to make principal payments.
Small sacrifices today can save you years of loan payments tomorrow.
