South Luzon Property Market: Key Highlights
South Luzon is emerging as one of the Philippines' strongest residential growth hubs. According to Leechiu Property Consultants, Cavite, Laguna, and Batangas are leading the country's property boom, fueled by:
🏗️ Major infrastructure developments improving connectivity.
💼 Growing employment opportunities and expanding business districts.
🏘️ Strong end-user demand from families and homebuyers moving beyond Metro Manila.
🌆 Rapid development of integrated townships and master-planned communities.
Residential lot prices in Cavite, Laguna, and Batangas now average ₱59,000–₱62,000 per square meter, while premium developments in Nuvali have reached ₱88,000 per square meter, with some luxury communities already exceeding ₱100,000 per square meter.
The report also highlights that more buyers are choosing South Luzon because it offers greater value and affordability compared to Metro Manila, while still benefiting from continued infrastructure growth.

Bottom Line:
