Kwento ko lang.
2012 ng nag start kami maghanap ng bahay dito sa Cavite. Nagkataon naman na yung tita ko ay Real estate Agent ng Profriends at nahikayat kaming bumisita sa project nila sa Lancaster. Back then pinag tripping kami at nakapunta sa mga model houses na nasa tabi ng Leighton Hall at Church which is really good kasi ang ganda ng pagkakagawa ng dressed up unit at maayos itsura ng turn over unit. Tapos pinuntahan namin yung magiging location ng bahay kasi gusto naming makita kung saan itatayo, kaya sakay kami sa van at napadpad kami sa dulo ng kalsada at napapalibutan ng bukid na taniman ng palay. Tinuro lang nung nagtour samin kung saan itatayo yung mga units. Puro turo lang dito banda, dito, dyan, lahat imaginary. In the end, napa bayad parin kami ng reservation. Then we started to pay for the downpayment installments para once matapos na yung DP and Equity, pwede na mag move in. Our unit is a Colleen unit with 80sqm Lot Area. and 60sqm Flr Area naman at Total Contract Price (TCP) namin is 1.9Million. We moved in mid 2015 and happy Homeowner here at Lancaster New City.
Madaming struggles at first, issue na lumalabas after mag move in, renovation, transportation, etc, it will take a while to add all the struggles here. Pero one thing is for sure, its a risk na kapag pinaglaban mo, you'll be happy with the results, kasi now, our unit costs 5-6Million na sa Market. For only 8yrs, grabe ang naging incresed value, biruin mo ba naman, palibutan ka ng Evo City ng mga Ayala, Megaworld, at RiverPArk project ng Federal Land. Jackpot kami sa unit namin. Now, merong project si Lancaster which is yung WestWind, its a low rise condo subdivision and I see it as a project ng Lancaster kung ano sya wayback 2012. Ngayon bukid at puro puno lang sya kasi Pre-Selling, pero look at it after 8yrs, halos puno na. Kaya I'm so hyped about this project kasi nung nag zoom out ako sa map, aba, nasa gitna sya ng mga phases ng Lancaster. The fact as well na 3.8km lang sya sa ginagawang SM General Trias na pinaka malaki sa Calabarzon na tatabihan ng Ikea, Hospitals, University, Theme Park, condo units at marami pang iba, aba mapapa isip ka nalang, ano kaya itsura nya 4-5yrs from now? Knowing SMDC, estimated completion ng SM GenTri is between Q1-Q2 of 2025. It's a fast project. Right now its a known fact na kapag may SM na ginagawa malapit sa inyo eh nagdridrive sya ng appraisal ng properties. 3.2M ang 1Bedroom unit ng Westwind ngayong 2023, its pre-selling. Ask me how much will it cost in 2025 once mag ribbon cutting si SM General Trias. Not hyping but this is dejavu for me kasi na recall ko yung TCP ng unit namin wayback 2012.
