1. Age
- ang nakapost na monthly amortization ay base sa 30 years na loan terms. Para maqualify si buyer sa 30 years na loan terms dapat ang age ni buyer from the time of reservation is 37 years old and below kapag pre selling ang nireserve ni buyer. Aabutin pa ng 2-3 years ang pre selling bago magawa ang unit. So by the time na ipoprocess na ang loan after mafully constructed ang napiling unit ni buyer, 40 years old na si buyer. Pasok pa rin si buyer sa age requirement for 30 years na computation. Take note na mas longer ther terms of payment mas mababa ang monthly amortization.
2. Monthly income
- importante malaman kung magkano ang monthly income ni buyer para malaman mo kung qualified ba si buyer sa salary requirement. Take note na ang salary requirement ay nag bebase sa monthly amortization. example: sa nova vida ang monthly amortization based sa 30 years = 7,604 dapat ang monthly income ni buyer = 19k. Kung hindi mo sigurado kung magkano ang salary requirement ng project e-divide mo ang monthly amortization sa .35. Pag hindi pasok ang sahod ni buyer ask mo kung may kapatid na pwede mag co-borrower, or kung may asawa na nagtatrabaho para join ang income nila.
3. Status (single/married)

Pag hiwalay at hindi na nagsasama, dapat may document na maipoprovide ai buyer na legally separated. kung hiwalay na hindi legally separated, tanungin si buyer kung mapapapirma nya ba si ex.
