Alam natin na ang mga ari a***n ay nagmamahal taon taon. Kaya kung bibili ng bahay at lupa o kaya condo unit habang ito ay pina plano pa lang, samantalahin at dyan ka bumili dahil sa mga pakinabang at maibibigay na kabutihang makukuha:
1. Lupa- kung hindi pa ginagalaw o wala pang nakatayo murang mura mo makukuha ito.
2. Abono- sisimulan na ang pagpatag ng lupa handa para tayuan ng planong pabahay o building-dito mag sisimula at tataas na ang presyo ng pabahay dahil gumagastos na ang developer.
3. Kabilya, semento at iba pa- kung meron na sa mga ito, tataas na ulit ang presyo ng halaga ng pabahay.
4. Building- kung nakatayo na ang building asahan tumaas ng 5%-10% ang presyo ng pabahay.
5. Pwede ng tirhan- asahan 20%-40% ang itinaas ng mabibili mong bahay.
Ito ang dapat gawin kung kukuha ng bahay:
1. Reservation fee
2. Downpayment/equity (20%-30%) sa total contract price ng unit)
3. Amortization- ito ang naiwang 70%-80% sa total contract price ng unit mo.
Halimbawa ng murang condo. Pag sinabing babayaran ang down payment ng tatlong taon ang unit na kinuha mo, ibig sabihin tatlong taon bago ka makalipat sa unit mo.
