Things I Wish I Knew Before Buying My First Property in Cebu
(What my previous client shared to me, when he was a first time buyer. Now, he owns multiple units across Cebu.)
When he bought his first condo in Cebu, he thought he had it all figured out. He had the budget, found a beautiful unit in a great location, and the agent seemed nice enough.
But here’s what he didn’t know:
1. He didn’t ask about the total monthly dues—so when the association fees came in, he was surprised. Always ask upfront, and factor that into your budget.
2. He rushed into a pre-selling unit without checking the developer’s track record. The unit got delayed by over a year. Do your research—Google reviews, talk to past buyers, visit their finished projects.
3. He didn’t check the morning vs. afternoon sun. Sounds small, right? But Cebu heat is real. Now he wake up sweating at 7AM, wishing he had asked for a west-facing unit.
4. He didn’t fully understand the payment terms. There were hidden charges at turnover he wasn’t ready for. Don’t just rely on the flyer—ask for the full computation, including taxes and move-in fees.
If you're buying soon, learn and ask more questions. Visit at different times. And don’t just buy what looks good—buy what feels right long-term. And especially, consult a real property specialist.
