NO MORE 25k per square meters for the year 2021

Due to inflation in Materials and Labor Rates, the previously established 25k per sqm (2018-early 2020) has increased to 30k per sqm. By the fourth quarter of 2020, the price had begun to progressively rise. According to Rider Levett Bucknall's Construction Cost Calculator, the price has not returned this year and is gradually increasing, with the lowest rate of 30.1k and a high rate of 63.2k per sqm (as of October 8, 2021).

We regret to inform our clients (present) who have been caught in the middle of the market inflation season that these data will be the new minimal basis for house construction. Also, future clients should be cautious of individuals who claim that the rates haven't changed. Remember that the cheapest price is not necessarily the best option.

We are made to adapt to changes and solve issues using our skills to manipulate planning and design, which is why it is such an important step in creating your dream home. It isn't just about adding to your expenses; it's about making the most out of your resources.

A wake-up call din for Contractors not to make "DIVE" the presyo of the project para lang ma award sa iyo. Hello? We are Architects/Engineers not scuba divers. Kasi it will make abala both for you and the client din in the long run.
Di mo na natapos ang project it will make sira sira your name din. Kawawa din si client kasi his/her dreams became palpak.

Also, let's consider a clause sa contract about inflation in some areas of the project. Huwag copy paste lang from previous ones. Lalo na the presyo of construction materials is so Volatile nowadays especially cement and Steel.
May mga seminars lately about this topic.

To clients naman. If it's too good to be true then it's not trueeeeee. Hehe Avoid yung per square meter basis na presyuhan lang. It should be naka basag basag per items, trade, and scopes. Estimates are not hula hula ng mata lang. Tsaka make extra ingat lang din when you deal with people. Like OMG Yun ngang me kontrata and lisensya me mga pumapalpak pa. Papano pa kaya yung mga FLY-BY-NIGHT Contractors sa tabi tabi lang? Di ba? Like tinignan lang yung na download mong Perspective may costing na sila agad? Anong habol nyo dun?

Updated costing in constructing your house.

Here is an updated projected construction cost of houses in the Philippines. Rates are exclusive of A&E Design fees, furniture, and equipment. So, what’s included? Well as architects say, “Kapag binaliktad natin yung bahay, lahat ng hindi malalaglag kasama, lahat ng malalaglag hindi kasama.” Although there are exceptions, like lights and fixtures due to their high variability in cost, this statement still has it’s merits.

The construction of houses in the Philippines was affected by the current pandemic. Sudden lockdowns have caused unexpected delays in the construction timeline. Contractors have to adhere to safety protocols like PPE and Regular Covid Testing to ascertain the safety of their workers. Additional PPE may also reduce the mobility of workers on site. Some projects have restricted their personnel count to adhere to government guidelines. Supply chain delays have also affected the costs of materials.

With this, it is apparent that an increase in cost is inevitable:
Bare from 15k to 20k
Standard from 25k to 30k
Luxury from 35k to 40k

However, the increase in costs should be justified, not all fall prey to this increase, i.e. local materials, high supply of certain items, provinces with lax lockdown measures. Design and planning also play a crucial role in adapting to the current state of construction.

One cannot be expected to know the thousands of different parts and methods of building a house. Architects are in a unique position to professionally advise you on your home building journey. We are not here just to keep increasing the construction cost, our motivation is to help realize your ideas, design your project based on your ideals.
