Munting Paalala para sa mga nagpapagawa ng bahay at mga nag papaquote.
Bago ka magpaquote ng bahay siguraduhin muna meron ka ng Design Plans (architectural, structural, electrical at plumbing). Dito magbabase ung total cost ng ipapagawa mo. Hindi po hinuhulaan ang construction cost. Ung per sq.m na basis ng mga contractor ay based sa historical data na nakuha nila dahil sa experience. Pero hindi ibig sabihin nito ay tama na un. Mas maigi padin kung meron kang plano.
Kung wala ka naman mga design plans, ugaliin mag tanong or humanap muna ng Designer para sa bahay mo. Andyan si Architect para tulungan ka. Wag ka mag tipid sa design plans dahil yan ang magiging basehan ng bahay mo. Siguraduhin na maganda ang credibility ng kukunin mong architect. Pwede mo din verify sa PRC kung legit ung nakuha mo. May mga contractor na may architect. ayos lang din un. may architect din naman na contractor ayos lang din un.
Ugaliin mag due diligence sa legitimacy ng mga kausap mo dito. Eto ung ilan sa mga bagay na pwede mo hanapin.
Business Documentation (BIR and PCAB)
kung walang PCAB ikaw na bahala mag decision. may mga kakilala akong walang PCAB pero matitino naman. Pero kung gusto mo talaga sure hanapan mo ng PCAB. Mahirap kumuha nyan kaya ibig sabihin seryoso ung contractor mo sa negosyo nya kung meron sya nyan.
