📄 GAME CHANGER FOR PROPERTY TRANSACTIONS: You Can Now Get Documents Notarized Online

Buyers and sellers, this one's worth knowing. The Supreme Court has officially rolled out Electronic Notarization (A.M. No. 24-10-14-SC), and it's now possible to get eligible documents notarized without the usual trip to a notary's office.

Here's what you need to know:

✅ Accredited platforms: Twala, QLegal, and NotarizeIT are the first batch of Supreme Court accredited Electronic Notarization Facilities.

✅ Same legal effect: Documents notarized online carry the same legal weight as those notarized the traditional way.

✅ No more territorial limits: An Electronic Notary Public can now assist signers anywhere in the Philippines, even Filipinos abroad inside a Philippine embassy or consulate.

✅ Flexible setup: It can be done fully remote, in person with e-documents, or a mix of both. Not always a video call.

✅ Native digital files only: Your document needs to be saved directly as PDF or PDF/A. Scanned paper documents with wet ink signatures and certain instruments like wills still require traditional notarization.

For real estate transactions especially, this could mean faster turnaround for signings, less back and forth scheduling, and more convenience for buyers, sellers, and witnesses alike.
