Kadalasang tanong sa pagbili ng lupa. Sino ang magbabayad para sa survey, tax at transfer ng titulo❓️
Sagot Kapag bumibili ng lupa, mahalaga na malinaw ang pagkakaintindihan sa kung sino ang sasagot sa mga gastusin tulad ng survey, tax, at pag-transfer ng titulo. Narito ang mga dapat mong malaman:

1. Survey Fee- Ang survey fee ay karaniwang responsibilidad ng buyer, lalo na kung gusto mong matiyak ang eksaktong sukat at boundaries ng lupa. Mahalaga ito para maiwasan ang future disputes at para makasiguro na tama ang lupang binibili mo. Puwede rin itong pag-usapan sa seller kung puwedeng hatiin ang gastos, depende sa napagkasunduan.

2. Capital Gains Tax- Ito ay dapat bayaran ng seller dahil ito ang tax sa kita nila mula sa pagbebenta ng lupa. Ang rate nito ay 6% ng selling price, zonal value, o fair market value—kung alinman ang mas mataas. Dapat i-check na ang seller ay magbabayad nito bago ma-transfer ang titulo sa pangalan mo.

3. Documentary Stamp Tax- Karaniwang binabayaran ito ng buyer at ito ay 1.5% ng selling price, zonal value, o fair market value—kung alinman ang mas mataas.

4. Transfer Tax- Sagot din ito ng buyer at depende ang halaga sa bawat lokalidad, ngunit karaniwang nasa 0.5% ng selling price, zonal value, o fair market value.

5. Registration Fee- Ito ay binabayaran sa Registry of Deeds para mailipat ang titulo sa pangalan mo, at ito ay karaniwang sagot din ng buyer. Ang amount nito ay depende sa value ng property.

Solution:
Makipag-usap nang maayos sa seller at ilagay sa kasunduan o kontrata kung sino ang magbabayad ng mga nabanggit na fees. Mahalaga na malinaw ito bago pirmahan ang Deed of Sale para maiwasan ang anumang misunderstanding o problema sa future. Huwag kalimutang mag-consult sa isang abogado o licensed real estate broker para gabayan ka sa tamang proseso at maiwasan ang anumang legal complications sa pagbili ng lupa.

Umpisahan ang unang yugto ng iyong buhay at pamilya - Bagong pananaw at hamon ng buhay, bagong pakiramdam na ikaw na ang responsable sa sarili mong pamilya.

Malaya kang magagawa ang mga lahat ng bagay na gusto mo - Humiga maghapon, kumain ng kumain ng mga gusto mo, ipagpaliban ang mga gawain. walang problema lahat yan dahil hindi ka mahihiya dahil naka bukod ka na ng bahay.

Kumain ng hindi nahihiya - Dahil kayo ang bumibili ng pagkain wala ka nang iisipin pang kahit ano. hindi ka mag aalinlangan o nahihiya kumain ng kumain hanggat gusto mo.

Mababawasan ang Stress at higit sa lahat meron kayong Peace of Mind - Magiging malaya at kumportable ka dahil walang mata na nakatingin sayo. Walang babawal sayo sa mga ginagawa mo.

Alam niyong magasawa kung paano mag handle ng problema - Mapapagusapan ninyo ang mga bagay nang kayong dalawa lang. Walang ibang manghihimasok sa mga pinag uusapan o away ninyo bilang mag asawa. Mapapagaralan ninyo kung ano ba ang dapat ninyong gawin para maiwasan ang mga away.
