They focus on the unit.
The location.
The monthly payment.

But they don’t see
kung paano unti-unting mauubos ang pera nila
once the excitement fades.

Here’s what usually happens.

The monthly looks manageable,
so they move forward.

Then after turnover,
the real expenses show up.

Association dues that don’t stop,
kahit tumira ka man o hindi.

Real property tax every year,
kahit kumikita man ang property o hindi.

Maintenance and repairs,
because no property stays perfect.

And if it’s for rental,
vacancy periods that are normal,

Less long term obligation.

But here’s the issue.

When you are renting with a child,
you do not control the long term.
