đ HOW TO BUY A HOUSE & LOT IN THE PHILIPPINES WHILE YOUâRE ABROAD
A Step-by-Step Guide for OFWs & Filipinos Overseas
You can buy a property without being physically in the Philippinesâbut distance makes proper guidance and due diligence even more important.
Hereâs your journey:
STEP 1 â Know WHY youâre buying.
Is it for your family? Retirement? Rental income? Investment? Your purpose determines what property actually makes sense.
STEP 2 â Establish your REAL budget.
Donât ask only, âMagkano ang reservation at monthly equity?â
Know the total contract price, downpayment, future amortization, financing costs, fees, association dues, turnover expenses, insurance, and maintenance.
â ď¸ Risk: A low initial payment can make an expensive long-term commitment look affordable.
STEP 3 â Compare properties BEFORE choosing.
Ask your agent to present several options based on your budget and goals.
Compare location, price, house design, lot/floor area, financing, community, developer track record, turnover specifications, and timeline.
â ď¸ Risk: Donât choose solely from beautiful renders, videos, or a low monthly payment.
STEP 4 â Investigate the LOCATION.
Ask your family or representative to visit the actual site. Request videos of the actual neighborhood, access roads, model/turnover units, amenities and surrounding establishments.
Check flooding and other hazards, traffic, transportation, schools, hospitals, workplaces and future developments.
â ď¸ Remember: Youâre buying the location tooânot just the house.
STEP 5 â Verify BEFORE you reserve.
Verify the developer, project, property documents and the authority of the people selling it. For applicable subdivision/condominium projects, check regulatory approvals such as the License to Sell.
Work with properly licensed/accredited real estate professionals.
STEP 6 â Understand your FINANCING.
Whether through Pag-IBIG, bank or in-house financing, ask for the complete computation.
Most importantly, know what happens AFTER the equity period.
â ď¸ Your ability to pay todayâs equity doesnât automatically mean youâll qualify forâor comfortably affordâthe future loan.
STEP 7 â Prepare your DOCUMENTS.
Requirements vary, but overseas buyers may be asked for passports/IDs, proof of employment and income, payslips/remittance or bank records, civil-status documents and financing requirements.
Get the official current checklist from the developer and financing institution.
STEP 8 â Appoint an Attorney-in-Fact when necessary.
If you cannot personally process or sign certain documents in the Philippines, you may execute a Special Power of Attorney (SPA) authorizing a trusted person to perform specifically identified acts for you.
Depending on where the SPA is executed and who will receive it, authentication requirements can varyâconfirm whether notarization, apostille, consular processing, or another form is required.
â ď¸ VERY IMPORTANT:
Your Attorney-in-Fact can REPRESENT you.
Your broker can GUIDE you.
Your family can INSPECT for you.
BUT THE INVESTMENT DECISION SHOULD REMAIN YOURS.
Before authorizing a reservation or major transaction, make sure:
YOU chose the property.
YOU saw the complete computation.
YOU understood the financing.
YOU reviewed the risks.
YOU understood what will actually be turned over.
YOU approved the terms.
STEP 9 â Read BEFORE signing.
Understand the Reservation Agreement, Contract to Sell, payment schedule, financing conditions, cancellation/refund provisions, penalties and turnover obligations.
Never depend solely on verbal promises.
STEP 10 â Pay only through VERIFIED channels.
Avoid casually sending property payments to personal accounts. Follow the developerâs or sellerâs verified payment instructions and keep complete records.
đĄ Being abroad shouldnât mean buying blindly.
A capable real estate professional shouldnât pressure you to reserve because âlast unit naâ or âprice increase tomorrow.â
They should give you enough information to make an informed decisionâeven if that means telling you to compare, investigate or prepare first.
COMPARE â VERIFY â UNDERSTAND â AUTHORIZE â COMMIT
Your agent guides the journey. Your representative assists with the process. But YOU remain the principal buyer.
