Napansin mo ba?

Ang daming nagsasabing “may property na ako,”
pero hanggang ngayon, hindi pa rin nakapangalan sa kanila ang titulo?

Minsan, akala natin tapos na sa bayaran at pirmahan…
pero sa totoo lang, doon pa lang nagsisimula ang totoong proseso.

✅ STEP 1 — PA-COMPUTE NG BUWIS

Punta ka sa BIR kung saan located ang property.

Dito malalaman kung magkano ang babayaran mo:

• Capital Gains Tax (parang “exit tax” ng seller)
• Documentary Stamp Tax (tax sa documents)

📌 Kailangan mo:
• Kopya ng titulo
• Tax declaration
• Deed of Sale
• Valid IDs + TIN
👉 Simple lang: Walang compute = walang usad.

✅ STEP 2 — BAYARAN ANG TAXES

Magbayad sa authorized bank.

⚠ Tandaan:
May deadline ‘to. Kapag na-late ka… dagdag gastos agad.

👉 Lesson: Mas mahal ang “mamaya na.”

✅ STEP 3 — KUHANIN ANG eCAR

Bumalik sa BIR para kunin ang eCAR.

💣 Reality check:
Kung wala ito… hindi ka kikilalanin ng system.

👉 Parang ticket ‘to—walang ticket, walang sakay.

✅ STEP 4 — BAYAD NG TRANSFER TAX

Punta ka sa City o Municipal Hall.

Usually maliit lang percentage…
pero malaking epekto kapag hindi mo ginawa.

✅ STEP 5 — LIPAT NG TITULO (REGISTRY OF DEEDS)

Ito na ‘yung pinaka moment of truth.

Dito:
• Tatanggalin ang pangalan ng dati
• Ilalagay na ang pangalan mo

👉 Dito mo masasabi: “Sa akin na talaga ‘to."

✅ STEP 6 — UPDATE NG TAX DECLARATION

Last step, punta sa Assessor’s Office.

I-update ang records para ikaw na ang official owner sa papel ng gobyerno.

💣 REAL TALK:

Hindi porket nagbayad ka na…
hindi ibig sabihin sa’yo na ang property.

👉 Ang tunay na may-ari?
Yung pangalan na nasa titulo.

💡 MINDSET NI MAYAMAN:
“Hindi ako bibili kung hindi ko alam ang proseso.”

‎Maraming nagkakamali dito—akala tapos na after Deed of Sale.
‎Pero ang totoo? Doon pa lang nagsisimula.

‎May DALAWANG klase ng transfer na dapat maintindihan:

‎• Bakanteng Lupa (Lot only)
‎• House & Lot (may bahay na kasama)

‎Pareho silang dumadaan sa Registry of Deeds…
‎pero magkaiba ang risk, requirements, at gastos.

‎✅ 1) PAANO MAG-TRANSFER NG VACANT LOT

‎A) Bago pumirma (CHECK MUNA!)
‎Parang bibili ka ng secondhand phone—chine-check mo muna kung okay, ‘di ba?

‎Ganito rin sa lupa:
‎✔ Siguraduhin malinis ang titulo (walang utang o kaso)
‎✔ Updated ang amilyar (buwis sa lupa)
‎✔ Walang sumasakop o boundary issue
‎✔ Tama ang classification (residential ba o agricultural?)

‎B) Pirmahan ng Deed of Sale
‎✔ Dapat notarized
‎✔ Tugma ang pangalan sa titulo
‎✔ May consent ng asawa kung kasal
‎✔ Kumpleto at tama ang TIN

‎C) Bayad sa BIR
‎Within 30 days, kailangan magbayad ng tax at makuha ang eCAR
‎👉 Walang eCAR = walang transfer

‎D) Bayad sa City Hall
‎Magbabayad ng transfer tax

‎E) Registry of Deeds
‎Isusubmit lahat ng papeles
‎👉 Lalabas ang bagong titulo under buyer

‎F) Assessor’s Office
‎Ililipat ang tax declaration ng lupa sa bagong may-ari


‎✅ 2) PAANO MAG-TRANSFER NG HOUSE & LOT

‎Lahat ng nasa taas, gagawin mo rin…
‎PERO may dagdag na checks dahil may bahay na.

‎A) Mas masusing checking
‎✔ Dalawang tax declaration (lupa + bahay)
‎✔ Parehong updated ang buwis
‎✔ Tugma ang laki ng bahay sa records
‎✔ May permits (lalo na kung bagong gawa)

‎⚠️ Dito madalas nadedelay:
‎Undeclared na bahay o maling records

‎B) Deed of Sale
‎Dapat malinaw na kasama ang bahay at improvements

‎C–F) Same process
‎BIR - City Hall - Registry of Deeds - Assessor
‎👉 Pero mas mataas ang computation dahil may bahay

‎💰 MAGKANO ANG GASTOS?

‎👉 Maghanda ng 8%–10% ng property value para sa total gastos

‎✔ Mas madali ang lot only
‎✔ Mas komplikado ang house & lot (lalo na kung may sabit sa records)

‎SINO ANG MAGBABAYAD?
‎Karaniwan:
‎✔ Seller – CGT
‎✔ Buyer – halos lahat ng ibang fees

‎👉 Pero tandaan:
‎Lahat pwedeng pag-usapan. Isulat lahat sa kontrata.

‎💡 FINAL REMINDER

‎Huwag hintayin ang pirma bago mag-check. Unahin ang verification, hindi excitement.
