Pero bago ka tuluyang mag-move in, may ilang importanteng bagay kang dapat i-check during house turnover.
Dahil ang house turnover ay hindi lang basta pagtanggap ng susi. It's also your opportunity to inspect the property, identify possible defects, ask questions, and understand the responsibilities that come with owning a home.
Kaya kung first-time homebuyer ka, here's a simple House Turnover Checklist na puwede mong gawing guide! ✅
1. Inspect the Walls & Ceiling
Check kung may cracks, uneven paint, stains, or visible signs ng water leaks sa walls at ceiling.
2. Check the Doors & Windows
Buksan at isara ang bawat pinto at bintana. Make sure na maayos ang locks, hinges, at handles, at walang damaged glass.
3. Inspect the Tiles & Flooring
Tingnan kung may cracked, loose, or uneven tiles, pati na rin ang mga areas na mukhang unfinished.
4. Test the Plumbing
Buksan ang faucets, i-flush ang toilet, at tingnan kung maayos ang water flow at drainage. Check din kung may leaks sa ilalim ng sink at sa bathroom fixtures.
5. Check the Electrical Fixtures
I-test ang light switches, installed lights, at accessible outlets. Ask the developer kung paano gumagana ang breaker panel at kung may importanteng electrical safety instructions.
6. Inspect the Exterior
Check ang exterior walls, visible drainage, at iba pang accessible areas kung may cracks, damage, o unfinished work.
7. Document Any Defects or Concerns
May napansin kang sira o kailangang ipaayos? Take photos and videos, then ask the developer to document these in the inspection report or punch list. Huwag kalimutang itanong kung kailan ito maaayos at humingi ng written confirmation ng agreed timeline.
8. Understand Your Documents & Warranty
Bago pumirma sa acceptance documents, basahin at unawain ang mga nakasaad dito. Ask about your warranty coverage, paano mag-report ng defects, at kung paano hahawakan ang pending repairs. Kung may hindi malinaw, huwag mahiyang magtanong.
9. Ask About Utilities & Moving In
You need to confirm kung ano ang status ng water and electricity connections, kung may applicable fees, at kung ano ang requirements bago ka makapag-move in.
