What is Lumiventt® Design Technology? by DMCI HOMES

Lumiventt® Design Technology is a building design innovation developed by DMCI Homes to maximize natural light and airflow throughout a condominium.

The name itself combines two Latin words:

Lumen, meaning light
Ventus, meaning wind
Together, they represent a design philosophy centered on creating brighter, breezier, and more comfortable living spaces.

At the heart of this innovation are the building's most recognizable features: the Sky Patios, expansive three-storey openings that house landscaped garden atriums while allowing natural light and fresh air to circulate throughout the building.

What Are Sky Patios?

Sky Patios are large, open-air sections built directly into the structure of the building.

These are not decorative gaps. They are intentionally designed three-storey-high openings located at regular intervals throughout the condominium.

Combined with breezeways and ventilation openings on both sides of the building, Sky Patios allow air to move freely through the structure, creating natural cross-ventilation.

The result is a condominium that feels cooler, fresher, and more connected to the outdoors.

What's Inside the Sky Patios?

Tacio Felangen used to grow flowers in Tuba, Benguet.
When pests and disease began affecting his crops, the expenses became impossible to manage.
He switched back to vegetables, thinking it would be more practical. It wasn’t.
Farming costs kept rising—fertilizer, fuel, and transport.
Some seasons, he said, he already expected losses even before the harvest left the farm.
When prices dropped, traders offered too little, and much of the harvest went unsold. Some ended up as feed for livestock or were used as compost. There were times he spent months farming and didn’t earn any profit.
For Benguet farmers like him, bringing vegetables to market meant long trips, higher fuel costs, and selling through middlemen who further reduced returns.
This changed when he joined the Weekend Market in DMCI Homes communities, which is a partnership between DMCI Homes and the Tuba Agri Tourism Community (TATC).
The program gave farmers from Tuba, Benguet—the host community of DMCI Homes Leisure Residences’ Moncello Crest eco‑agri resort condotel—a direct selling platform inside DMCI Homes condominium communities in Metro Manila.
By selling directly to residents, Tacio and his fellow farmers were able to shorten the supply chain and reduce costs. More of their produce reached buyers instead of going to waste.
A year after the Weekend Market began, he says the difference is clear. They can now set aside money for their children’s school needs and buy food for their family.
Tacio hopes the market will continue to help farmers like him.
“Bago ti Weekend Market, mas abak pay ti garden expenses kaysa diay kita mi. Tatta, adda pagalaan mi iti kasapulan ti ubbing idiay eskwela ken adda igatang mi a k***n mi a pamilya (Before the Weekend Market, our garden expenses were even higher than what we earned. Now, we’re able to set aside money for our children’s school needs and buy food for our family),” he said.

THE FUTURE OF METRO MANILA RAILWAYS🚆

LOOK: One of RailfansPH's officers created a Singapore MRT-inspired metro map of Metro Manila's existing and future railway lines/expansions that have been approved or are under construction. For uniformity, it uses a modern design language that has been implemented on the LRT-1 and is gradually doing so on the MRT-3.

This includes the much-awaited North-South Commuter Railway (NSCR) which will provide seamless connectivity from Metro Manila to provinces like Pampanga, Bulacan and Laguna.

It also includes a proposed branch line of the Metro Manila Subway / MRT-9 connecting NAIA Terminals 1 & 2 and PITX for a more seamless intermodal transportation.

Some projects or its portions may be experiencing delays due to prolongation brought by right-of-way (ROW) issues, budget cuts, feasibility studies and other factors - like the MRT-4, MRT-7, LRT-1's Cavite Extension Phase II, LRT-2's West and Cogeo Extensions & segments of the NSCR within the Metro Manila area.

Estimated timelines for completion of these projects is within 2027 to 2032. Once completed, it will serve millions of Filipinos with more alternatives to reduce the need for private vehicle transportation in our daily lives.

Up to 180 million liters of water savings every year

As the world marks , DMCI Homes continues to champion responsible water use through developments like The Erin Heights.

Equipped with a full water recycling and treatment facility, the property is designed to save up to *180 million liters of water annually once operational.

That’s comparable to filling its Sky Deck Pool 600 times annually.

Located at the corner of Commonwealth Avenue and Tandang Sora Avenue in Quezon City, The Erin Heights will be the first residential condominium in the Philippines to feature this system.

This forward-looking innovation builds on DMCI Homes’ existing water sustainability practices. Currently, the company recycles wastewater to irrigate the gardens across its condominium communities as part of its commitment to environmental stewardship and sustainable living.

For instance, at Rosewood Pointe in Acacia Estates, Taguig City, approximately *2,401 gallons of treated water are used daily to irrigate 2.46 hectares of landscaped areas, resulting in around 874,082 gallons of water saved annually.
