This lot had EVERYTHING going against it…
Irregular shape.
West-facing (yes, the brutal afternoon sun).
And not just a T-junction—but a full Y-junction. 🤯
Most would see a nightmare. We saw a strategy.
Instead of forcing a typical layout, we followed the lot’s longest stretch—creating a linear plan that actually maximized space, not wasted it. Firewalls on both sides gave us more control, more efficiency, and a stronger spatial flow.
Then came the west-facing front.
Here’s the truth: not all houses should have a front balcony.
In this case? It would’ve been a daily struggle with heat and glare.
So we flipped the idea.
→ Front garden instead of a balcony
→ Bathrooms at the front as heat buffers
→ Living spaces pushed deeper inside for comfort
And with the Y-junction exposure?
We didn’t just follow setbacks—we went beyond them. No major spaces at the front = better privacy, better safety, less risk from oncoming traffic.
The result?
A home that works with the site—not against it.
