𝘂𝘁𝗮𝗻𝗴 𝗻𝗮 𝗻𝗮𝗴𝗽𝗮𝗽𝗮𝗵𝗶𝗿𝗮𝗽 at 𝘂𝘁𝗮𝗻𝗴 𝗻𝗮 𝗻𝗮𝗴𝗽𝗮𝗽𝗮𝘆𝗮𝗺𝗮𝗻.

Example:

Humiram ka ng ₱2 milyon sa bangko ngayon.
Ginamit mo ang pera para bumili ng asset — halimbawa lupa, apartment, o negosyo — na nagkakahalaga rin ng ₱2 milyon.

Sa bangko, may utang ka na mga ₱2.5 milyon kasama ang interest.

Pero pagkalipas ng 5 taon, puwedeng ganito ang mangyari:

Yung asset mo na ₱2 milyon, puwedeng maging ₱4 milyon ang halaga kung tumaas ang presyo ng property o negosyo.

Pero yung utang mo sa bangko?
₱2.5 milyon pa rin.

𝗜𝘁𝗼 𝗮𝗻𝗴 𝗲𝗽𝗲𝗸𝘁𝗼 𝗻𝗴 𝗶𝗻𝗳𝗹𝗮𝘁𝗶𝗼𝗻.

Habang tumatagal, bumababa ang purchasing power ng pera — ibig sabihin, yung ₱1 ngayon mas mahalaga kaysa ₱1 sa future.

Kaya kadalasan, ang real assets tulad ng real estate o negosyo ay tumataas ang presyo kasabay ng inflation.

Resulta:
👉 Tumataas ang value ng assets
👉 Pero ang utang mo, halos pareho lang ang halaga sa papel

Ito ang dahilan kung bakit maraming investors gumagamit ng utang para bumili ng assets.

Pero reminder lang mga Kamagkano:
⚠️ Hindi ito magic formula.
Kung mali ang investment o bumagsak ang presyo ng asset, utang pa rin ang matitira sa’yo.

Kaya ang sikreto hindi lang “humiram ng pera”…
