Office take-up slowed in the first half of 2026. But tenants didn't leave, and that difference matters more than the headline number.

Space handed back dropped 57% year-on-year. Companies have finished right-sizing and are holding on to what they have. Meanwhile, a healthy pipeline of active requirements is building, including several large deals waiting for clearer conditions.

Makati led all districts, growing while the wider market pulled back. Prime space remains scarce, with no new supply entering Makati CBD or Ortigas until after 2028.

As our Director of Commercial Leasing, Mikko Barranda, puts it: this is more of a pause than a pullback.

For the first time since the AO 18 moratorium, Metro Manila is open to new IT Parks and IT Centers. Administrative Order No. 45 removes the single biggest supply constraint on the capital's office market.

The timing matters: demand from Global Capability Centers is rising just as accredited space in Makati, BGC, and Ortigas ran short. With guidelines still being finalized, early movers stand to benefit most.
