In the aftermath of the 1997 Asian Financial Crisis, pioneering construction company DMCI demonstrated its resilience and adaptability.

Leveraging its engineering and construction expertise, it ventured into middle-income housing projects, aiming to generate jobs for its workers by utilizing land banks in Taguig and Cainta, Rizal.

This effort led to the creation of DMCI Homes in 1999, with its first project being Lakeview Manors in Bagong Calzada, Taguig.

Initially an “ad hoc committee” of managers from various DMCI companies, DMCI Homes introduced medium-rise condominiums with up to five floors and resort-style amenities.

DMCI Homes incorporated resort-inspired amenities, pocket gardens, and lush landscaping to set its developments apart.

The decision to focus on the middle-income market was not just a business strategy, but a reflection of DMCI's commitment to society. It was rooted in the vision of DMCI Founder, Engr. David M. Consunji.

In his memoir, “A Passion to Build,” Engr. Consunji stated: "I believe we can do urban housing better than some of the old players, because we know how to build better quality houses at lower costs. There are many middle-class families who have yet to have houses of their own, and I would like to build affordable houses for these families."

Today, DMCI Homes has delivered over 61,000 residential condominium units in more than 70 resort-inspired communities across Mega Manila, Baguio City, Boracay, and Davao City, marking 25 years of success.

Looking back, DMCI Homes President Alfredo Austria says the company's success comes from following the DMCI Creed.

"Although profitability and margins are important, they're not our main scorecard. Our sense of pride comes from serving our clients the best way we can."
