May tenant na:
• Umalis ng walang paalam
• Hindi nagbigay ng 30 days notice
• Iniwan ang unit na hindi malinis

Ang 2 months deposit ang safety net mo habang naghahanap ka ng kapalit.

3️⃣ Pang-offset sa Unpaid Rent

Kung may last month na hindi nabayaran, may pang-cover ka.
Hindi mo na kailangang maghabol pa sa barangay o korte.

Kapag hirap magbigay ng 2 months deposit, minsan red flag na ito.
Ang responsible tenant, naiintindihan ang policy na ito.

Ka-Landlord, negosyo ang paupahan mo.
Hindi ito charity.
Ang deposit ay risk management.

Ka-Landlord, hindi ka greedy kapag humihingi ka ng 2 months deposit.
Proteksyon mo ito bilang property owner.

• Ilagay sa Contract of Lease ang malinaw na terms kung kailan refundable.
• I-document ang unit condition (move-in inspection).
• Huwag agad galawin ang deposit habang may active contract (maliban kung may violation na allowed sa kontrata).
