Is Philippine real estate really in crisis?

Or are we just looking at another chapter in a much bigger story?

Together with my father, Michael Carlos Abesamis Tan, we sat down with Joey Roi Halili Bondoc of Colliers Philippines to talk about market cycles, investment opportunities, infrastructure, and what history can teach today's buyers.

This isn't about predicting the future. It's about understanding it.

Is the Philippine property market truly in crisis, or are we simply experiencing another cycle?

Had the privilege of sitting down with Joey Roi Bondoc, Director and Head of Research at Colliers Philippines, for an in-depth discussion on one of the most talked-about topics in real estate today.

Rather than focusing solely on headlines, we explored historical market cycles, including the Asian Financial Crisis, the Global Financial Crisis, and the COVID-19 pandemic, to better understand today's opportunities and challenges.

We also discussed:

• Office market fundamentals
• The impact of the POGO exit
• Emerging economic corridors
• Infrastructure-led growth
• Long-term investment strategies
• Why context matters more than short-term sentiment

Whether you're an investor, developer, broker, or simply interested in Philippine real estate, I believe this conversation offers valuable perspective.

Honored to have been invited to speak at an Ayala Land Premier recruitment event and share my journey, experiences, and testimony with potential recruits.

One of the biggest lessons I shared was the importance of finding your why. In an industry like real estate, your reason has to be deeper than just commissions or achievements, because that’s what keeps you going during challenging seasons and moments of uncertainty.

When your purpose is clear, resilience becomes stronger, and delayed gratification becomes easier to embrace. You learn to stay patient, keep improving, and trust that the work you put in today will eventually compound over time.

Grateful for the opportunity to share my story and hopefully inspire others to pursue growth not just professionally, but personally as well.

We sat down with Carl Dy for a conversation on one of the most overlooked drivers of long-term success: how the decisions you make during difficult times shape the opportunities you’re able to capture when conditions improve.

In this reel, Carl shares his perspective on why periods of uncertainty and crisis are often the moments that define future winners. Instead of retreating when markets slow down or fear takes over, he talks about the importance of pushing forward, doubling down on conviction, and continuing to build while others hesitate.

Together, we discuss:
• Why crises create the biggest opportunities for growth
• The mindset required to keep moving when conditions are uncertain
• How resilience and consistency compound over time
• Lessons from business, real estate, and entrepreneurship
• What separates people who survive from those who thrive afterward

This episode is a powerful reminder that success is often built long before the results become visible, and that the work done during hard times is what creates leverage when the market turns.

Where you live isn’t just about location—it shapes your lifestyle, priorities, and even your perspective over time.

In this conversation, we share a real-life journey across three environments:
• A gated village in Quezon City
• A suburban estate in Nuvali
• A CBD condo lifestyle in Makati

Each stage offered something different—and revealed that there’s no one “best” place to live.

Only the right fit for where you are in life.

If you’re currently deciding between city, suburban, or condo living, this might give you a clearer lens.

Yesterday’s Central Luzon briefing by Colliers Philippines at Clark Global City was a strong reminder of how fast the region is evolving, and why it continues to draw serious attention from investors and developers alike.

It was an honor to be in front of key leaders in the industry and to gain firsthand insights from speakers like Evan McBride and Joey Roi Bondoc.

Evan McBride shared perspective shaped by over two decades in private equity and real estate, having managed over USD 1 billion in transactions in the Philippines. As CEO of Aeropark Development Philippines and Managing Director of SofCap Partners, his outlook on large-scale, long-term development in growth corridors like Central Luzon was both strategic and grounded.

Joey Bondoc, Director and Head of Research at Colliers Philippines, provided a data-driven view of the region’s trajectory, translating macro trends into clear, actionable insights across sectors.

Key takeaways from the briefing:

Office Sector: Pampanga is leading the charge with strong demand and absorption, while Bulacan positions itself as the next frontier with upcoming infrastructure and supply.

Residential: Township developments continue to drive demand beyond Metro Manila, as more buyers prioritize integrated, masterplanned communities.

Industrial: Central Luzon remains one of the most powerful growth stories, fueled by logistics, manufacturing, and infrastructure expansion.

Hospitality: Clark further strengthens its position as a MICE destination, supported by accessibility and ongoing developments.

Overall: New developers, new projects, and new momentum, Central Luzon is clearly entering a new phase of growth.

Time. ⏳

That’s what living in the South has really given me.

Time to stay active, whether it’s getting a lift in, playing pickleball/tennis, or squeezing in a quick workout between meetings. Time to meet clients, both here in the South and in Metro Manila, without feeling like the entire day is spent on the road. Time to actually enjoy the spaces I move in.

And with that time, I get to do what I love, movement, while continuously building on myself. Whether it’s growing my career in real estate, creating content, or simply being present with the people I meet along the way, everything feels more intentional.

Living in an Ayala community isn’t just about the property, it’s about how everything is designed to make daily life more efficient and more livable. The accessibility, open spaces, amenities, they all come together in a way that lets you maximize your day.

And as a property specialist, that matters to me.

Because when I talk to clients about these communities, I’m not just sharing information, I’m sharing something I experience myself. It’s a different kind of conversation when you’re able to show what that lifestyle actually looks like, day to day.

Real estate isn’t just about where you live. It’s about how you live.

Some places aren’t meant to be loud.
They’re meant to be experienced, quietly, over time.

I spent three days in Anvaya Cove, and it’s one of those places you begin to understand the longer you stay.

Tucked along the coast, it spans over 650 hectares as Ayala’s only beach and golf leisure community, thoughtfully planned, intentionally kept, and distinctly set apart from everything else.

It’s home to a golf course that has been awarded the best in Southeast Asia, alongside a world-class beach that rarely feels crowded, even on its busiest days.

But beyond the accolades, what stays with you is the feeling; the space, the privacy, the pace. I was able to go to the gym, play golf, pickleball, basketball, swim at the beach and experience the area that is like no other.

It’s the kind of environment that doesn’t try to impress, yet naturally does.

You don’t come here for attention.
You come here because you already know what you value.

This is Anvaya Cove, what I would consider our country's "Rich Man's Enclave".
