This unit in The Spire Oasis, Makati started as a completely bare turnover — just another new condo unit with potential.
Fast forward a few months later.

What really made the difference was looking at the property from every angle before doing anything.
Joshua and I spent a lot of time studying:

• the kind of travelers coming to Poblacion
• and what type of experience guests would actually enjoy in this area
From there, we created a concept that matched the lifestyle of the neighborhood — vibrant, social, and welcoming to travelers from around the world.
That small experiment eventually turned into something much bigger.
From managing our own property, we began helping other owners do the same — and today in 2026 we’re already co-hosting our 12th unit with property owners.

𝐓𝐡𝐢𝐬 𝐮𝐧𝐢𝐭 𝐢𝐧 𝐓𝐡𝐞 𝐒𝐩𝐢𝐫𝐞 𝐎𝐚𝐬𝐢𝐬, 𝐌𝐚𝐤𝐚𝐭𝐢 𝐚𝐜𝐭𝐮𝐚𝐥𝐥𝐲 𝐡𝐚𝐬 𝐚 𝐬𝐩𝐞𝐜𝐢𝐚𝐥 𝐩𝐥𝐚𝐜𝐞 𝐢𝐧 𝐨𝐮𝐫 𝐬𝐭𝐨𝐫𝐲.

Before it ever became an Airbnb, this was Joshua Harvey and I’s personal home for a few months. Living here helped us really understand the space, the building, and most importantly the kind of people who love staying in this area.

Even before buying the unit, we were already doing a lot of research and strategizing. We knew that if we were going to turn it into a short-term rental, it had to have a very clear concept.
Poblacion is vibrant.

It’s full of nightlife, amazing food, and attracts travelers from all over the world.

So instead of designing a typical condo, we asked ourselves:
What kind of space would guests coming to Poblacion actually enjoy?

That’s where the concept started.
We added details that would make the unit feel a little more fun and memorable:
• a full wall mirror by the bed
• layered lighting to create different moods
• modern textured wall treatments
• warm, cozy finishes that feel boutique-hotel inspired

Big thanks as well to our architect, Kirs Montales who helped bring this vision to life.

Today, the unit is a 5⭐ Guest Favorite on Airbnb, with guests constantly mentioning the comfort, the design, and the location.
What’s even more meaningful is that this little project ended up becoming the starting point of something bigger.

From this experience, we eventually built our property management company KuboFlips, from the ground up, helping other owners turn their condos into successful short-term rentals.

With our background in real estate management, STR operations, and consulting in the U.S., plus access to real-time data, we’ve been able to replicate the process across multiple units.
And now in 2026, we’re proud to be co-hosting our 12th unit with property owners through the help of our amazing operations manager Hazel Banlasan and quality assurance & housekeeping manager Faith Campo-Gapul.

Every property has a story.

This one just happened to start with us living in it first.

Von reached out to us last year about his vacant unit in Makati.
It hadn’t been rented for months.
The design felt tired — and while it had good bones, it was far from a nice, cozy stay.

He knew he didn’t want to keep sitting on a non-performing asset.
He saw how we help owners turn overlooked properties into Airbnbs that actually get booked — and stay booked.

The challenge was obvious right away:
A massive, heavy wooden and cast iron cabinet sitting right in front of the bed.
The owner didn’t want to get rid of it.

𝗦𝗼 𝗶𝗻𝘀𝘁𝗲𝗮𝗱 𝗼𝗳 𝗿𝗲𝗺𝗼𝘃𝗶𝗻𝗴 𝗶𝘁 — 𝘄𝗲 𝗯𝘂𝗶𝗹𝘁 𝗮𝗿𝗼𝘂𝗻𝗱 𝗶𝘁.
We leaned into the existing feel of the unit: industrial, bold, and grounded.
With some strategic lighting, warm decor, and subtle accents, we gave it a new identity.

𝗕𝗿𝗮𝘀𝘀 𝗕𝘂𝗿𝗿𝗼𝘄 𝘄𝗮𝘀 𝗯𝗼𝗿𝗻.
𝗔 𝗰𝗼𝘇𝘆, 𝗺𝗮𝘀𝗰𝘂𝗹𝗶𝗻𝗲 𝗿𝗲𝘁𝗿𝗲𝗮𝘁 𝘁𝘂𝗰𝗸𝗲𝗱 𝗿𝗶𝗴𝗵𝘁 𝗶𝗻𝘀𝗶𝗱𝗲 𝘁𝗵𝗲 𝘃𝗶𝗯𝗿𝗮𝗻𝘁 𝗰𝗵𝗮𝗼𝘀 𝗼𝗳 𝗣𝗼𝗯𝗹𝗮𝗰𝗶𝗼𝗻.

In month one, the unit pulled in solid bookings — even beating out similar units in the same building managed by larger operators.

Now?
𝗜𝘁’𝘀 𝗰𝗼𝗻𝘀𝗶𝘀𝘁𝗲𝗻𝘁𝗹𝘆 𝗯𝗼𝗼𝗸𝗲𝗱.
Even when guests adjust dates or the internet acts up (which we can’t always control), the calendar fills up almost immediately — sometimes with 3 to 5 inquiries the moment it opens.

𝗦𝘁𝗼𝗽 𝗹𝗶𝘀𝘁𝗲𝗻𝗶𝗻𝗴 𝘁𝗼 𝘀𝗮𝗹𝗲𝘀 𝘁𝗮𝗹𝗸.
𝗬𝗼𝘂𝗿 𝗶𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁 𝗺𝘂𝘀𝘁 𝗯𝗲 𝗴𝘂𝗶𝗱𝗲𝗱 𝗯𝘆 𝗱𝗮𝘁𝗮, 𝗻𝗼𝘁 𝗵𝘆𝗽𝗲.

I’ve seen the ads.
The same recycled pitches.
“Earn ₱100,000 a month!”
“Airbnb is easy — just list it online.”

But how many of those people can actually prove it works?
Back in January 2024, I met a client in Japan — an OFW who knew he was ready to invest but hadn’t found the right direction yet. We looked at several options, but nothing felt right… until one day, a rare unit opened up for sale — the kind everyone in the industry had been waiting to offer to their clients.

I called him immediately.
“This one’s different,” I told him. “The numbers make sense — not just for long-term rent, but even more for short-term.”
He knew exactly what kind of information he needed to hear.
𝗛𝗲 𝘁𝗿𝘂𝘀𝘁𝗲𝗱 𝘁𝗵𝗲 𝗱𝗮𝘁𝗮, 𝘁𝗵𝗲 𝗽𝗿𝗼𝗰𝗲𝘀𝘀, 𝗮𝗻𝗱 𝘁𝗵𝗲 𝗽𝗲𝗼𝗽𝗹𝗲.
He signed that very same online meeting!

Fast-forward 𝟭𝟬 𝗺𝗼𝗻𝘁𝗵𝘀 𝗮𝗳𝘁𝗲𝗿 𝘁𝘂𝗿𝗻𝗼𝘃𝗲𝗿 — his unit is now one of the top 5% performing Airbnbs, 𝗵𝗶𝘁𝘁𝗶𝗻𝗴 ₱1𝟮𝟭,𝟱𝟴𝟭.𝟲𝟬 𝗶𝗻 𝗮 𝘀𝗶𝗻𝗴𝗹𝗲 𝗺𝗼𝗻𝘁𝗵!

And it wasn’t luck.
It was strategy — built on three pillars:

This was our first full project under our startup property management, @𝗞𝘂𝗯𝗼𝗙𝗹𝗶𝗽𝘀, with the help of our architect @𝗹𝗲𝘀𝗺𝗼𝗻𝘁𝗱𝗲𝘀𝗶𝗴𝗻. The same client who believed when this was only an idea — and now, his results prove the method.
