"Gentrification" is the process of renewing or rebuilding a depressed urban setting. It would then magnet the middle-income and affluent families as settlers, who would then further increase the property values through their continued enhancements.
This is the nice story of the erstwhile depressed environment of Coronado St. of Brgy. Hulo, Mandaluyong - a once lonely street running along Pasig river – disturbed only by the honking of jeeps and pedals of tri-sikads. This road could only highlight its stark contrast to the southern side of Pasig River – that of the famed city of Makati whose better paved roads are more appropriate for SUVs, Benzes and BMWs. Makati is where land prices could range 5x-10x than those of Mandaluyong – where skyscrapers define its horizons, and where its senior citizens are entitled to birthday cakes.
Yet, it is just a short bridge across Pasig River that separates both cities - connecting Makati Avenue and Coronado St..
