LOOK: CEBU STILL TOP BUSINESS HUB OUTSIDE NCR โ COLLIERS
Cebu continues to lead as the most preferred business location outside Metro Manila, accounting for 36% of provincial office deals in Q1 2025, according to Colliers.
From just 8,000 sqm in early 2024, Cebuโs office space take-up surged to 20,000 sqm, driven by outsourcing firms (51%) and traditional businesses (49%). Expansion and new site setups made up 82% of all transactions.
Colliers cited Cebuโs strong infrastructure, deep talent pool, and pro-business climate as key factors for the rise. Despite increased demand, vacancy rates rose to 21.2% due to new office completions like Cyberzone Cebu Towers 3 & 4.
Flexible workspaces are also booming, offering lower vacancy (13%) and cost-effective setupsโideal for firms avoiding high fit-out costs. Pre-leasing is also up, with IT-BPM firms locking in future spaces early.
