Dear Valued Unit Owners/Residents,

This is a friendly reminder of our upcoming Annual General Membership Meeting (AGMM) scheduled on August 15, 2026, from 10:00 AM to 12:00 PM, to be held in person and via Zoom conferencing.

Please be reminded that only members of LITTLE BAGUIO TERRACES CONDOMINIUM ASSOCIATION, INC. whose dues and other assessments were updated as of June 30, 2026 are eligible to participate and to vote on the matters to be presented during the meeting.

For qualified accounts who did not receive the procedures and other AGMM-related forms, you may contact the Property Management Office at (02) 7001-6904 or 0917-1193413, or email at [email protected] / [email protected].

In connection with the preparation and conduct of the AGMM, please be advised that the Fitness Gym room will be temporarily closed from August 11, 2026, at 1:00 PM until August 15, 2026, at 3:00 PM.

Please be informed that our elevators will undergo scheduled preventive maintenance activity from August 4, 2026 until August 7, 2026, between 9:00 AM until 5:00 PM.

Kindly refer to the schedule below:

Tower 4 – August 7, 2026

During the activity, one elevator per tower will be temporarily taken out of service for inspection and troubleshooting. We kindly ask for your patience and cooperation during this period.

We would like to inform you of the schedule for the replacement and installation of new hallway tiles to be conducted by our Engineering and Maintenance Team.

Tower 1 – August 3 to August 21, 2026 (8:30 AM to 5:30 PM)
Tower 2 – September 14 to October 2, 2026 (8:30 AM to 5:30 PM)
Tower 3 – August 24 to September 11, 2026 (8:30 AM to 5:30 PM)
Tower 4 – October 5 to October 30, 2026 (8:30 AM to 5:30 PM)

Please be advised that the condominium’s common areas will undergo the scheduled monthly pest control treatment for August, starting at 10:00 AM.

Dear Valued Unit Owners/Residents,

In view of reports circulating regarding suspected or confirmed Mpox (Monkeypox) cases in nearby areas, the Property Management Office is issuing this advisory to promote awareness and encourage preventive health measures within the condominium community.

At present, all residents are advised to rely only on announcements issued by the Department of Health (DOH) and the Local Government Unit (LGU). The Property Management Office continues to monitor official advisories and will promptly disseminate verified information whenever necessary.

To help protect everyone in the community, all residents and occupants are requested to observe the following:
Practice proper hand hygiene by washing hands regularly with soap and water or using alcohol-based hand sanitizers.
Avoid close physical contact with individuals exhibiting symptoms such as unexplained skin rashes, lesions, fever, swollen lymph nodes, or flu-like illness.
Maintain good personal hygiene and regularly disinfect frequently touched surfaces.
Immediately seek medical consultation if you experience symptoms consistent with Mpox or have been exposed to a confirmed case.
Inform the Property Management Office if you or a household member has been advised by a healthcare provider to undergo isolation so that appropriate building assistance and coordination may be provided while maintaining confidentiality.
The Property Management Office shall continue to implement routine sanitation of common areas and coordinate with the appropriate government agencies should additional health measures become necessary.

We encourage everyone to remain calm, avoid spreading unverified information, and cooperate in maintaining a safe and healthy environment for all residents.

Dear Valued Unit Owners/Residents,

Little Baguio Terraces Condominium Association, Inc. (the "Corporation") will be holding its Annual General Membership Meeting (AGMM) on Saturday, 15 August 2026, 10:00 AM at Tower 3 1st Floor, Fitness Gym room and by remote communication via Zoom Video Conference.

The agenda of the meeting is as follows:
I. Call to Order
II. Determination of Quorum
III. President’s Report
IV. Election of the 2026-2027 Board of Trustees
V. Other Matters
VI. Adjournment

To be considered an Eligible Member under Article II, Section 3 of the By-Laws and to qualify for election to the Board of Trustees, all association dues, water charges, penalties, and other assessments reflected in the June 2026 billing—as well as any outstanding accounts, including past due amounts and penalties—must be fully paid by Tuesday, 30 June 2026, at 3:00 PM.

After the payment cut-off date, copies and/or links or QR Codes of Forms and Procedures for Participating in the Meeting and Voting (Remote Communication) will be distributed to Eligible Members from 14 July 2026 to 16 July 2026. Forms will also be made available for Eligible Members at the Admin Office. The submission of Certificates of Candidacy and Member’s Nomination is until Saturday, 18 July 2026, 5:30PM, while the submission of Proxy Forms and Pre-registration for AGMM is until Monday, 3 August 2026, 5:30PM. Duly filled-up forms shall be submitted to the drop box provided at the Admin Office or through pre-registered email using this email address:[email protected] with the subject of “Participation for the 2026 LBTCAI AGMM,” subject to validation and verification.
