🏠 REAL ESTATE SALESPERSONS CANNOT TRANSACT ALONE

Under Republic Act No. 9646, or the Real Estate Service Act of the Philippines, a PRC-accredited real estate salesperson must work under the direct supervision and accountability of a PRC-licensed real estate broker.

A salesperson cannot independently offer, negotiate, mediate, or transact real estate services. They must first be properly accredited under their supervising broker.

For an Authority to Sell or any other written agreement involving a real estate transaction, the salesperson cannot be the sole signatory. If the salesperson signs, the supervising licensed broker must also sign the document.

Remember:

✅ Verify the broker’s active PRC license.
✅ Verify the salesperson’s current PRC accreditation under that broker.
✅ Make sure the licensed broker is properly identified and involved in the transaction.
✅ Pay commissions or professional fees only through the duly licensed supervising broker.

These requirements protect property owners, buyers, sellers, and the integrity of every real estate transaction.

No broker supervision means no independent transaction.
