Still thinking about yesterday’s CTREB session.

I walked in ready to teach AI basics. Turns out the room was already playing the game. Brokers had real working knowledge, not just curiosity. Honestly, a nice surprise.

So we pivoted.

We went straight to practical use: • turning listings into content fast
• managing leads and follow-ups like you actually have an admin
• using AI as a second brain, not just search

Then we got into Claude CoWork.

That’s when things clicked. Not just an assistant, but a system that helps you think, write, decide, and execute like you’ve got a full back office.

Key takeaway: Work smarter is not a cliché anymore. It’s a competitive edge.

🔥 Yesterday, there was a fire along Shaw—just a little over a kilometer from where I live.

From what I gathered, it involved an older structure, primarily made of wood 🪵.

Homes like these, while full of character, tend to be more vulnerable when it comes to fire risks.

What struck me more is that this is already the third fire incident in just over two weeks within my immediate radius here in Kapitolyo, Pasig.

🚒 We’re fortunate that our area is known for quick-responding firefighters, and that has made a real difference in containing damage. But incidents like these are a reminder that response alone isn’t enough.

☀️ Summer, especially in the Philippines, tends to be peak season for fires.

The heat puts extra strain on electrical systems ⚡️.

Wires expand, insulation weakens, and older connections become more prone to short circuits. Appliances like electric fans, air conditioners, and extension cords are used longer and harder, increasing the risk of overheating 🔌.

In some cases, dry conditions also make materials easier to ignite and flames spread faster.

These aren’t rare or unusual situations—they’re part of everyday living.

Which makes me pause and ask:

🤔 How many of us actually have fire insurance in place?

Not as a sales pitch, but as a layer of protection we hope we’ll never need.

🏡 Homes feel permanent. But events like these remind us they’re still exposed to things beyond our control.

I want you guys to understand how I work—so I’ll start sharing some of my most memorable sales.

This one’s a favorite.

Back in 2018, one of my closest friends and her husband were thinking about building passive lease income. She asked if I handled a pre-selling condo across Ateneo along Katipunan. I offered them Hawthorne Heights by Vista Land.

I wasn’t actively selling Vista condos at the time, but I was accredited under a colleague of mine who was an investment-savvy friend who helped us run the numbers.
No hype. Just math.

She got excited (she’s a finance ju**ie like that 😄).
A few days later, I went over to their place. Nothing formal, just merienda: cake, pastries, coffee, and floor plans.

Her mom joined us and helped choose units. Then her dad walked in, asked what we were doing… nainggit.

He checked the prices, did some quick math, and said:
“Okay, reserve these for me.”

That afternoon:
My friend got 4 studio units
Her parents got 3 more
7 units. One merienda.

So who got the 8th unit?
After computing my commission, I used it as a discount—and got one for myself too.

Turnover was delayed because of the pandemic, but earlier this year, all units were completed.

And honestly, worth the wait.
Great finishes. Even better views:
Ateneo, Sierra Madre, Aurora Blvd—panalo.

Today, these are part of our leasing inventory, going for:
💸 ₱16,500 – ₱25,000/month

Lesson from this?
Be a trustworthy friend first.
No hard sell. No pressure.

Just show up, do the math well, and be someone people feel safe making big decisions with.

Because when that happens—
they’ll come to you.

The living room was where we did yoga at home when the lockdown began in March 2020.

It’s now been six years since COVID changed the world.

Before the pandemic, most homes were designed around just a few basic functions:

sleeping, eating, and entertaining guests.

But when lockdowns happened, the home suddenly had to do much more.

It became an office or classroom 💻

A gym 🏋️‍♀️

Sometimes even a small business space 🛍

And pets—who once stayed outside—suddenly became indoor family members. 🐶🐱

Because of this, the 2020s home began evolving into an all-in-one space.

The new design philosophy became simple:

a home that could withstand another global lockdown.

One where you could live comfortably without needing to leave very often.

My own home is a product of this shift.

During the lockdown, I was still living in a 1-bedroom loft condo, where the living room abruptly became my gym.

Now I live in a 3-bedroom condo—with one bedroom serving as my work setup and another as a yoga and light weights room.

Imagine the savings from office rent and gym memberships!

Here are some of the home “permutations” that COVID helped introduce:

Home Offices 💻

Dedicated workspaces quickly became one of the most requested features for both houses and condos. Add to this the growing demand for extra power outlets and USB-C charging ports.

I remember poring over Pinterest and pages like Home Buddies and Best of the Best Manila, searching for the ideal ergonomic chairs, rising desks, and RGB lighting for my own setup.

Zoom and Vlog Nooks 📹

Small, well-lit corners designed for video calls, online meetings, and even homemade vlogs. Some pandemic-born influencers even rigged their homes with permanent lighting setups so they can be camera-ready anytime.

Flexible Rooms 🔄

Before COVID, extra rooms were usually limited to guest rooms or dens.

Now homes have token rooms that can easily convert into guest rooms, study areas, hobby spaces, or extra bedrooms depending on the family’s needs. Some even use sliding partitions to expand or divide spaces for privacy.

For the longest time, most of my real estate work happened quietly.

🤝 Deals came from referrals and repeat business, attending KBLH (Kasal, Binyag, Libing, Homecoming) events, and holding private viewings with clients. Social media was never really my go-to funnel.

But I realized something recently — a lot of people actually don’t know what I really do nor teach in real estate.

So I thought I’d start sharing it here.

Over the years, I’ve found myself drawn to properties that need a bit of imagination 🏡✨ — the ones where value isn’t immediately obvious, but becomes clear once you look closer.

Sometimes it’s a well-kept older home.

Sometimes a lot that can be redeveloped 🏗.

Sometimes a property that just needs the right buyer to see the potential 🔎.

Those are the kinds of deals I enjoy the most.

This carousel is a small introduction to how I work, what I specialize in, and the kinds of clients I usually collaborate with.

If you’ve known me for a while, this probably won’t surprise you. But if we’ve never worked together before, this might give you a better idea of how I approach real estate.

And if nothing else, at least now you know why I get excited about certain properties that most people would probably ignore.
