WHAT IS DOWNPAYMENT or EQUITY?

If you get a house under PAG-IBIG OR BANK FINANCING, it’s not the whole price of the property will be lent to you. Usually 80-90% will be lent and the remaining 10-20% value of the house will be the downpayment or in other term-equity, this is protection in Pag-ibig/Bank that you are decided to pay and also protection to your borrower na di kayo basta basta paaalisin because you have 10-20% ownership of the house.

Few Tips Bago Bumili ng Property (For Non-Cash buyers only)

1. Pasok ba budget mo?
Marami ang back-out at hindi na-approve dahil HINDI pasok ang income o sapat lang ang income kaya ng nagipit ‘yun pangarap na bahay ang unang ginive-up na hindi dapat. Huwag mahiyang magtanong na “Magkano ba required income?” bakit? Dahil may mga mapagsamantalang ahente na kahit hindi ka qualified pipilitin ka magpareserve – in the end nagtapon kalang ng pera. TAKE NOTE – NON REFUNDABLE LAHAT NG BINIBITAWAN MONG PERA...

2. Saang location ang gusto?
Dapat maunawaan na MAS MALAPIT SA METRO MANILA AREA AY MAS MAHAL (99% TRUE). Kung gusto mo ng mas malapit sa city dapat taasan mo budget mo – dapat sumesweldo ka ng malaki. Hindi porke’t may hanapbuhay ka (local employee, OFW and self employed) ka ay pwede ka na sa lahat ng housing project. Ang budget mo pa rin ay nakasalalay sa location na pwede ka ma-approve sa financing...

3. May “TAMA” ka?
Some of my common questions sa inquiries ko. May credit card po ba sila? Nagamit po ba ang pangalan nila sa cc at bills delinquencies? Kumuha naba kayo ng housing before na hindi itinuloy? Minor issue po ito na nakakaligtaan ng maraming ahente na pwedeng maging dahilan para hindi ma-approve sa financing.

CONCLUSION :
Mas maliit ang income mas maliit ang pwedeng ma-afford at malayo sa city proper. Mas malaki income mas malaki rin ang pwedeng ma-afford na house and lot at mas malapit sa city proper. Huwag pong ipilit ang gusto ang location at property kung hindi naman pasok sa budget dahil kapag mapagsamantalang ahente kausap mo siguradong mag gogoodbye ka sa perang pinaghirapan mo – pagkatapos lahat ng ahente sisisihin mo...
