Huwag hayaang pigilan ka ng maling paniniwala sa pag-invest sa condo! 👌
Isa sa pinaka-karaniwang misconception ng mga first-time condo buyers ay ang "50 years lang ang condo." Marami ang nag-aalangan bumili dahil akala nila, pagdating ng 50 years ay gigibain na agad ang building at mawawala na ang kanilang investment.
Ang totoo? Hindi ganito ang batas at hindi ganito gumagana ang condominium ownership sa Pilipinas.
✅ Co-owner ka rin ng lupa.
Kapag bumili ka ng condo unit, hindi lang unit ang pagmamay-ari mo. Kasama ka rin sa Condominium Corporation na may pagmamay-ari ng lupang kinatatayuan ng building. Habang tumataas ang value ng lupa, tumataas din ang value ng investment mo.
✅ Ano ba talaga ang mangyayari after 50 years?
Ang 50 years ay hindi expiration ng condo. Isa lamang itong panahon kung kailan maaaring kailanganing i-assess ang structural condition ng building. Kung maayos pa ito at well-maintained, maaari pa rin itong gamitin sa mas mahabang panahon.
✅ Kung kailangan nang i-redevelop?
Ang mga unit owners ang magde-decide. Maaaring:
Ibenta ang property sa developer at paghati-hatian ang proceeds.
O kaya ay i-redevelop ang project at mabigyan ang unit owners ng bagong unit, depende sa magiging kasunduan.

❗ Ang pinakamahalagang i-check ay kung Perpetual Ownership o Leasehold ang project.
✔️ Perpetual Ownership – Ikaw ang may-ari ng unit at maaari mo pa itong ipamana sa susunod na henerasyon.
