Matagal ba talaga construction ng preselling units?

Actually hindi naman talaga matagal ang construction ng actual na bahay. Ang matagal ay yung process bago ito ma-construct. Kaya kapag sinabing pre-selling expected turnover ay 2 to 3 years on the average.

1. Land development. Eto ang pinakamatagal na proseso sa isang housing project. It includes land-filling o pagtatambak, need months or even year para masiksik mabuti ang lupa (depende sa soil type and location). Malaking factor kasi to para masigurado na magiging matibay ang itatayong bahay at maiwasan ang crack ng dingding o sahig sa mahihinang lindol.

2. Road cementing. This also took months kasi pagkasiksik ng lupa, need pa munang patagin bago sementuhin. In most cases hindi eto pwedeng gawin kapag tag-ulan o maulan ang panahon. Dapat ding quality ang pagkakagawa dito dahil matagalan ang pagtira ng mga homeowners sa subdivision.

3. Amenities construction. Eto yung pagtatayo ng guardhouse, perimeter fence, gate, basketcall court, clubhouse or gazebo or swimming pool (kung meron man). May pagkakataon na bago process ang loan, need ng may amenities and subdivision. Kasama na din dito ang paglalagay ng tosang o pag-aayos ng drainage. Kaya etong proseso palang inaabot na ng higit 6 months.

4. Utilities installation. Hindi ito control ng developer dahil kung ano ang schedule ng Meralco at water district sa area ang masusunod.

5. Permits acquisition. Permits coming from different departments and agencies of government like HLURB or city/municipal hall for the local permit and permit to construct. This maybe a tedious process because there are also other developers or housing projects applying for the permits.

NOTE: subdivision or community development is entirely different from personal house construction because we are building our own house to a piece of lot that is usually developed already with utilities installed in the community and sometimes does not even require building permit.
