If you plan to hold 7–10 years, today’s geopolitical fear is less important. If you need to resell in 1–2 years, risk is much higher.

2. Your financing structure
Check your loan rate, repricing risk, monthly amortization, and cash reserves. Do not assume rates will fall quickly just because BSP has started easing.

3. The property’s location
Ask: Is it in a proven area with lasting demand, or in a place that only sells well when sentiment is strong?
