Hi! I am renting my family home in Ayala Alabang Village. Thus agents and brokers are welcome to connect with the owner directly (me!) in order to have a larger commission without having to share with other agents.

Q: Can I "mark up" the price? A usual question made by brokers or agents for the intent to deceive their client on how much the actual rent is.
A: No, you cannot mark up the price.

Q: What if I think the tenant will be able to pay more than the owner of the house is asking for?
A: You are allowed to tell your client a rental amount ranging from P152,000 - 192,000 (inclusive of dues). But the commission will remain the same which is one months rent on whatever rental amount is decided.

Q: My client is ready to move in what is the next step?
A: Send me a complete offer with the following:
1) Duration of Contract;
2) Amount Per month;
3) Furniture Request (with a complete list of the furniture requested)
4) Any other special requests.
5) Verify if your client is a family because staff houses are not allowed inside the Ayala Alabang Village

*if you are incomplete in any of these 5 then get back to me when you are complete

*I don't want to waste your time and so I hope you consider this to be a helpful checklist for all of us to follow.
