In Buying a Property or Investing on Real estate
- Make Sure you all know the Complete Details Before you Signing the Contract, make sure you'll having the right Decision while buying the property. it is one of the major decision that you will going to do in your life and supposed to consider this 6 Important things.
6 things to consider before you buy a property:
1. Price (is your budget enough?)
its Not about the price , Its about sa kakayahan mo magbayad for your Monthly Amortization, Check your Capability. and to Discover your capability, discover your Budget 1st, check if your Monthly amortization is only around 20% - 30% of your Monthly Income or the total combined Income with your Partner. if it is More than that, Then your not ready yet or you should choose a lower Monthly amortization.
note: you should also add to the monthly amortization if there is Parking fee, Monthly fee for the Sevices, Amenities and etc.
2. Intent (for personal use or investment?)
if titirahan mo ito , it is for personal Use, pero if papaupahan mo ito or ibebenta in the future ang tawag dito ay investment.
3. Location (near school, workplace, etc)
Yes, almost all of the projects are have a good location. because some of all Developer are strategically put their projects in a very convenience and very good location that near on super high way, malls , school and offices and business central district but the Big question is??? are you comfortable with the location? its the place you want to live together with your family?? dont base on the location of the area , but you should base to the location that you are Really comfortable to live.
4. Lifestyle (urban, active, or conservative?)
Ikaw ba ay mahilig sa tahimik na lugar? yung mapuno? at more on working at home ka, or you have a business na din na maganda ang kita kahit hindi mo na ito masyadong tutukan then you should choose the " Urban Style "
ikaw ba ay mahilig mag mall's? at meron kang active lifestye na gusto mo lage ay on the go ka at gusto mo malapit ka sa mga happenings and you are working on central Business district so i suggest you can choose the "active area"
at kung gusto mo naman ay mala probinsya , at rinig pa ang tunog ng hangin hehe " go to the Conservative area "
the point is, choose the location na akma sa lifestyle mo :)
5. Credibility of the developers & owners
one of the important factor is the credibility of the developer, do your own research, wag lang umasa sa information na binibigay ng mga sales agent, sales consultant or any sales personel, Be responsible to your own investment , dahil again malaking pera at hindi biro ang ganitong klaseng desisyon, check if all the info are true and correct specially the lot area, the size, the ceiling at basta. lahat ng impormasyon ay responsibilty mo din malaman lahat :) do your own research, look for the feed back, specially ask sa mga nakabili na ng mismong property na gusto mong bilhin and ask them if the promise of developer is nagagawa ba talaga nila.
note: wag magpapadala sa matatamis na salita , na everything is ok. again be wise, alamin lahat details by details at pag isipan ng maraming beses ang ganitong klaseng investment. hindi pwedeng na excite ka lang at nainspire ka lang. ang dapat ay handa ka at nasa plano mo talaga ito.
6. Property management
this is specially on condominium unit, dahil may tinatawag tayong Monthly dues na ginagamit sa maintenance ng common area , sa swimming pool , sa gym , sa club house, sa elevator , dahil kung hindi maganda ang property management ng nabili mo ay mag dedepreciate agad ang value ng nabili mo dahil hindi nga ito namemaintenance ng maayos at bababa ang value ng nabili mo at malulugi ka sa investment at sa property na ito.
Be wise On Investment, it supposed to be a Dream to your Family not a NightMare..
