An attorney-in-fact in a Pag-IBIG housing loan is a trusted person you (the principal borrower) choose and authorize to sign papers, manage loan steps, and get loan money for you. You do this using a legal paper called a Special Power of Attorney ( SPA ).

This person does not need to be a lawyer. They act as your stand-in because you cannot go to the Pag-IBIG office yourself, such as when you work abroad as an OFW, SEAFARER.

Roles and Duties
* Signing Papers: They sign your housing loan application, mortgage contracts, and promissory notes.

*Handling Money: They can receive the loan proceeds from Pag-IBIG on your behalf.

*Managing the Property: They process house documents, deal with the seller, and coordinate with government offices like the Registry of Deeds.

How You Assign One
*You must sign a legal paper called a Special Power of Attorney (SPA).

*Pag-IBIG has a specific SPA form you need to use.

*The form must be signed, witnessed, and notarized (if abroad, it must be consularized or notarized through the Philippine Embassy/Consulate) to be valid.
