Para saan nga ba talaga ang downpayment sa pagkuha ng house and lot (via Pag-IBIG)?

Hindi lang siya "unang bayad". May malaking role siya sa approval at monthly mo:

1. Bahagi siya ng total contract price

Ang bahay ay may kabuuang presyo o TOTAL CONTRACT PRICE (TCP).
Yung downpayment = portion na hindi na dadaan thru Pag-IBIG loan.

Example:
Kung โ‚ฑ 1.7M ang TCP ng bahay
may downpayment na โ‚ฑ 250K
โžก๏ธ โ‚ฑ1.4M+ na lang ang ilo-loan mo sa Pag-IBIG

2. Nakakaapekto siya sa monthly amortization mo

Mas mataas ang downpayment mo:
- Mas maliit ang magiging loanable amount thru Pag-ibig.
- Mas mababa ang magiging monthly amortization mo.

Kaya minsan may posting na โ€œlow monthlyโ€ kasi naka-spread or may Downpayment involved.

3. Nakakatulong sa loan approval mo sa Pag-IBIG

Si Pag-IBIG, chine-check:
- Monthly income mo
- Actual need/ Selling price
- Capacity to pay ( loan based on salary )
- Loan to appraisal value ratio
up to 1.25M- 90% selling price
over 1.25M to 6M- 80% selling price

Kung mas maliit ang loan mo (dahil may DP ka),

4. Commitment mo bilang buyer

May reservation fee para hindi na maagaw o makuha ng iba yung napili mong block and lot para sa unit mo habang inaasikaso mo pa yung requirements mo.

1. Para ma-reserve ang unit mo

Kapag may nagustuhan kang bahay:
* Hindi pa ito fully sayo
* Pwede pa siyang i-offer sa iba kung sakaling hindi ka magtuloy or magcomply ng requirements

Ang reservation fee = "TO SECURE & HOLD" the block and lot unit na napili mo for a certain period of time.

2. Para hindi maunahan ng ibang buyers

Real estate works on " first come, first reserved" basis.

So yung reservation fee:
* Nagpapatigil muna ng selling sa unit
* Ibig sabihin: ikaw ang priority buyer

3. Start ng processing mo

Kapag nagbayad ka ng reservation fee:
* Processing of your initial requirements
* Buyer's orientation
* Signing of Reservation Agreement
* Completion of requirements
* Payment of monthly equity
* ( Waiting Period if Preselling)
* Pag-ibig Loan Processing
* Pag-ibig Loan Take-out/Approval

4. Commitment ng buyer
Para rin ito sa commitment:
* Hindi lang โ€œtingin-tinginโ€
* May intent na talaga mag-purchase

5. Non-refundable
Ito yung importanteng part:
* Reservation fees are non-refundable
* Kasi effort na siya ng developer + blocked na ang unit for you

6. Hindi pa ito downpayment

Madalas nalilito ang iba:
