6 Lessons I learned from Carlos Yulo's Olympic Gold Journey..

1. Discipline. Yulo sacrificed & trained a lot during his preparation. 7 yrs old nung nagsimula syang maglaro ng sports na gymnastic. Imagine 17 yrs na training para sa ilang minutong performance..

2. Opportunity. Nung bata daw si Yulo mahilig syang mag tumbling at habang nag ta-tumbling sya may nakakitang gymnast sa kanila nung kalaro nya, at nagsabing bakit hindi raw sila mag try out for gymnastics. at yun ang naging start nya sa Sport na Gymnastic.

3. Exposure. Dinadala raw ng lolo nya sa Rizal Gymnasium, ang batang Yulo para manuod ng gymnastic dahil na notice nya na mahilig itong magtumbling sa lugar nila. at dahil duon nagkaroon ito ng higit na interest at nakilala ang Gymnastic.

4. Mentorship. During the time ng exposure nya sya gymnastic may isang taong nakakita ng potential neto at lalo itong dinevelop, Ito yung Japanese coach na sobra din ang naging contribution sa career ni Yulo.

5. Perseverance & Failures. If nakarating ka sa point na ito, Alam mo ba na hindi ito yung unang beses na sumali si Yulo sa major sports competition. nuong 2018 sumali rin sya sa World Artistic Competition at hindi sya ang nakakuha ng Top Spot. pero hindi sya tumigil 2019 sumali ulit sya sa same competition at duon palang neto nakuha ang Top Spot Finish. At ngayong 2024 1st Gold naman ang naiuwi nya para sa Pilipinas. pagpapakita ito ng walang tigil na determination para manalo.

6. DREAM BIG. Although hindi ko kilala personal si Carlos im sure pangarap nya ang makasama sa Olympic, at lalo na ang manalo ng Gold para sa kanya, pamilya at lalo sa bansang Pilipinas.. Sports minded din ako. Nagte-training din ako nuon kaya Alam ko ang hirap at sacrifice sa sports training, pero yung makaabot sa Olympic at manalo ng ginto sobrang ibang level na yun.. Hindi sya nag give up despite sa maraming challenges nya, at sa bagay na yun ang para sakin pinaka nakakahanga..

May plano ka na bumili ng Condo or House and Lot pero...

Ano nga ba ang mas maganda mong bilhin?

Bakit nga ba nahihirapan ka magdecide kung PRE-SELLING or RFO ang kukunin mo?

Bakit nga ba hanggang ngayon nangungupahan kapa rin kung pwede ka naman kumuha ng rent to own?

Bakit nga ba hanggang inquire ka lang kung may idea ka naman pero ayaw mo parin simulan?

Bakit nga ba hangang ngayon puro tanong ka lang?

Ilan lamang ito sa mga dahilan pero napakahirap intindihin at unawain kung RFO or PRE-SELLING

1. Gusto mo ng Ready for Occuoancy (RFO) 1-2 months pde na tirahan) pero gusto mo naman hulugan ang Downpayment ang dapat sayo ay PRE-SELLING (under construction 4-6 years bago matirahan)

2. Gusto mo Ready for Occuoancy (RFO) 1-2 months pde na tirahan at mas mataas ang downpayment 10% - 20%, kaso ayaw mo mag cashout or maglabas ng malaking pera dapat sayo ay PRE-SELLING ( under construction 4-6 years bago matirahan at mas mababa ang monthly investment na 15k to 20k.

3. Gusto mo Ready for Occupancy (RFO) 1-2 months puwede na tirahan, pero gusto mo sa pinakataas na floor or malaking lote para maganda ang view hindi kana makapamili ng magandang pwesto pag RFO dapat sayo ay PRE-SELLING, (under construction 4-6 years bago matirahan).

4. Gusto mo Ready for Occupancy (RFO) pero hanggang ngayon ayaw mo pa magpareserve. kung nagpareserve kana at nagbayad ng reservation fee edi sana nasimulan mo na yung buhay na gusto mo.

๐Ÿก PAG-IBIG HOUSING LOAN TIPS ๐Ÿก

If kumuha ka ng house sa subdivision through PAG-IBIG, take note of these tips:

๐Ÿ Always pay your monthly amortization and monitor it online via virtual pag-ibig website. They don't send monthly bills so pay your monthly amortization diligently para di lumobo utang mo.

๐Ÿ Yung binabayaran mo na monthly amortization, naku ang liit lang ng napupunta nyan sa principal. I asked the staff sa pagibig and they told me about the breakdown of my P9,555.34 Monthly Amortization:

P7,166.67 interest
P235.80 Fire
P360 insurance
P1,792.87 Principal ๐Ÿ˜ญ
= P9,555.34 total monthly Amortization

Diba ang liit ng kaltas sa principal. Ang laki ng bayad sa interest. ๐Ÿ˜ญ

๐Ÿ This is how you compute your monthly interest. Bigay ko na example yung amin.

1.6M = principal (total amount ng utang namin)
5.375% = annual interest
divided by 12 months

1.6M x 5.375% รท 12 = P7,166.67

๐Ÿ That's why, it is highly recommended to pay in advance sa principal mismo if you have extra money para lumiit din ang interest na binabayaran mo. For example, after 5 years, 1M na lang principal mo so 1M x 5.375% รท 12 = P4,479.17

๐Ÿ Di bababa ang monthly amortization mo BUT because smaller na ang interest, BIGGER na ang kaltas sa principal mo.

๐Ÿ If you have extra money and you want to pay in advance, go directly to pag-ibig office and sabihin EXCESS TO PRINCIPAL yung payment mo.

---For example, magbabayad ka ng 50k and
10k ang monthly amortization,
the excess which is 40k will be deducted directly sa principal amount mo. So nakabayad ka na ng monthly Amortization, nabawasan pa principal mo.

๐Ÿ Iwasan mag advance payment sa monthly amortization sa bayad centers. Mababa lang nababawas nyan sa principal mo. Bayad ka na lang sa principal.

---For example, if nag bayad ka sa payment centers ng 50k for your monthly amortization, meaning you don't need to pay for 5 months kasi nag advance ka na sa monthly amortization mo. Pero ang liit lang ng kaltas nyan sa principal mo.

๐Ÿ You can pay the principal ONLY IN PAG-IBIG OFFICE not in bayad centers.

๐Ÿ For example, nakabayad ka na ng monthly mo sa bayad center last April 1 tapos may extra money ka pala before your due date and you want to pay in advance, pwede pa yan. Punta ka ng pagibig office and say you'll pay DIRECT TO PRINCIPAL. Para whole amount na mabayad sa principal.

That's based on my experience and based sa sabi ng staff sa pagibig. If you have other tips, please share it. I hope this can help you guys. We need to be financially literate para di tayo mabaon sa utang. God bless mga kapitbahay. ๐Ÿ˜
