Ito ang dahilan kung bakit hindi kami nagre-rekomenda o humahawak ng mga “PASALO”:

Ang PASALO ay hindi advisable, lalo na kapag na-turn over na ang house at naka-under financing na.

Kapag ang housing loan ay under financing, ibig sabihin ay naka-collateral na ang property sa financing institution. Ang impormasyon na hawak ng financing institution ay ang impormasyon ng borrower, na siyang owner ng property.

Kapag ang borrower o owner ng property ay naghahanap ng PASALO, kawawa ang sasalo dahil hindi nakapangalan sa kanya (ang sasalo) ang property, kundi sa borrower pa rin.

Kapag nabayaran na ng sasalo o naging fully paid na ang pagbabayad nila sa house, ang tatawagan ng financing institution ay ang borrower para i-turn over sa kanila ang Title ng property.

Paano kung may nangyaring masama sa borrower? Ang beneficiary ang makaka-claim nito, hindi ang sasalo.

Walang karapatan ang sasalo sa anumang form pagdating sa right ng property. Mahuhulog lang na nagre-rent lamang siya sa property na iyon.

Kahit magkaroon kayo ng memorandum of agreement, magiging valid lamang ito sa inyong dalawa, pero hindi ito acceptable sa financing institution. Ang financing institution ay makikipag-transact lamang sa taong naka-contract sa kanila.

Sa madaling salita, walang batas na makakapag-save sa mga sasalo ng property lalo na kung ito ay naka-under financing.

(Marami pong gustong bumili ng PASALO dahil sa kadahilanang hindi na sila qualified o walang requirements. Kaya gusto nila ang PASALO.)
