Harder to resell.
Harder to rent out.
Slower appreciation.

What’s happening in the Philippine property market now?

Despite pandemic worries a few years ago, property prices in the Philippines have continued to rise, not crash.

The Bangko Sentral ng Pilipinas (BSP) data shows that nationwide residential prices kept growing in 2023 and 2024, with around 6–7% average annual price increase in 2024.

In early 2025, residential prices were still up about 7–8% year-on-year, though growth has slowed compared to the previous quarter.

In short:
✅ Prices are still going up, but
✅ The increase is more moderate now, not super aggressive.

For buyers, this is actually a decent situation. You’re not buying at a peak where prices are exploding, but you’re also entering a market that still shows long-term growth, not decline.
