Noong May 26, 2026, itinaas na ng Pag-IBIG Fund ang maximum housing loan nito sa β‚±10 milyon per borrower. Hindi na lang para sa socialized housing β€” kundi para na rin sa mga middle-income workers na naghahanap ng bahay o condo sa Metro Manila at ibang lungsod na dati ay lampas na sa coverage ng Pag-IBIG.

Ano ang ibig sabihin nun para sa'yo?

β€’ Up to β‚±10 milyon ang maaari mong i-loan
β€’ Up to 30 years ang term ng pagbabayad
β€’ Interest rate: maaaring 5.75% per year lang, depende sa fixing period na pipiliin mo
β€’ Socialized housing borrowers β€” 3% subsidized rate nyo pa rin. Walang nagbago doon.

Halibawa kung kukuha ka ng β‚±3 milyon na Pag-IBIG loan sa 5.75% interest, 30-year term β€” around β‚±17,500 lang ang monthly amortization mo.

Pero...

Ang β‚±10 milyon ay ang ceiling β€” not guaranteed amount. Ang actual na maaaprubahan sa'yo ay depende sa iyong credit evaluation, capacity to pay, collateral appraisal, at iba pang requirements ng Pag-IBIG. Ang contributions mo, ang sahod mo, at kung gaano katagal kang nag-co-contribute β€” lahat 'yan ay factor

Ang 5.75% rate din ay naka-tie sa specific fixing periods, meaning maaaring mag-adjust ang rate mo pagkatapos ng fixed period. Palaging humingi ng full amortization schedule bago ka pumirma ng kahit anong dokumento.

Para kanino ito?

Para sa mga nurses, teachers, BPO employees, government workers, OFWs β€” kahit sino na nagco-contribute sa Pag-IBIG at matagal nang nag-iisip bumili pero parang hindi sapat ang lumang loan ceiling para sa mga properties sa kanilang lugar. 'Yung window na hinihintay ninyo? Mas malaki na 'yan ngayon.

Paano magsisimula:

Pumunta sa pagibigfund.gov.ph o sa Virtual Pag-IBIG portal para ma-check ang iyong contribution status at estimated loanable amount. Kailangan mo ng kahit 24 monthly contributions, at kahit isa sa loob ng anim na buwang bago mag-apply.

Ang Pag-IBIG contributions mo ay hindi lang bawas sa sweldo mo. Susi 'yan sa home loan na kahit anong private bank ngayon sa Pilipinas ay hindi matutumbasan.

Share mo na din ito sa kaibigan o kapamilya mo na nag-rerent pa rin at naghihintay ng "tamang oras" para bumili. Baka eto na ang sign na inaantay mo. 🏠
