Kapag tumataas ang presyo ng kuryente at tubig, natural na tumataas din ang gastos ng condominium corporation sa operations.

𝟯. 𝗦𝗮𝗹𝗮𝗿𝘆 𝗶𝗻𝗰𝗿𝗲𝗮𝘀𝗲 𝗻𝗴 𝘀𝘁𝗮𝗳𝗳 𝗮𝘁 𝘀𝗲𝗰𝘂𝗿𝗶𝘁𝘆
Ang association dues din ang ginagamit pambayad sa mga taong nagpapatakbo ng building tulad ng:
security guards
maintenance staff
admin staff
housekeeping
Kapag tumataas ang minimum wage at operational costs, naaapektuhan din nito ang monthly dues ng unit owners.

𝟰. 𝗨𝗽𝗴𝗿𝗮𝗱𝗶𝗻𝗴 𝗻𝗴 𝗳𝗮𝗰𝗶𝗹𝗶𝘁𝗶𝗲𝘀 𝗮𝘁 𝗮𝗺𝗲𝗻𝗶𝘁𝗶𝗲𝘀
Minsan tumataas ang dues dahil may improvements sa building, halimbawa:
bagong CCTV system
access control systems
renovation ng lobby
upgrade ng gym o pool area
Ginagawa ito para mapanatili ang value ng property at maging competitive pa rin ang condo sa market.

𝟱. 𝗜𝗻𝗳𝗹𝗮𝘁𝗶𝗼𝗻
Isa sa pinaka simple pero totoong dahilan: inflation.
Habang tumataas ang presyo ng materials, services, at utilities, kailangan ding mag adjust ang budget ng condominium corporation para ma-maintain ang buong property.
Final thoughts

Maraming owners ang nagrereklamo kapag tumataas ang association dues , at understandable naman iyon.
𝐏𝐞𝐫𝐨 𝐬𝐚 𝐭𝐨𝐭𝐨𝐨 𝐥𝐚𝐧𝐠, 𝐚𝐬𝐬𝐨𝐜𝐢𝐚𝐭𝐢𝐨𝐧 𝐝𝐮𝐞𝐬 𝐢𝐬 𝐰𝐡𝐚𝐭 𝐤𝐞𝐞𝐩𝐬 𝐭𝐡𝐞 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠 𝐟𝐮𝐧𝐜𝐭𝐢𝐨𝐧𝐚𝐥, 𝐜𝐥𝐞𝐚𝐧, 𝐚𝐧𝐝 𝐬𝐞𝐜𝐮𝐫𝐞. Kung walang sapat na budget ang condo, mabilis ding masisira ang property at bababa ang value nito.

Maraming nagtatanong sa akin tungkol sa pagbili ng lupa “under rights.” Madalas kasi mas mura ito kumpara sa titled property kaya nakaka-engganyo talaga. Pero bago ka maglabas ng pera, importante na alam mo ang do’s and don’ts para hindi ka mapasama sa problema.

𝐇𝐢𝐧𝐝𝐢 𝐥𝐚𝐡𝐚𝐭 𝐧𝐠 𝐮𝐧𝐝𝐞𝐫 𝐫𝐢𝐠𝐡𝐭𝐬 𝐚𝐲 𝐬𝐜𝐚𝐦 , 𝐩𝐞𝐫𝐨 𝐡𝐢𝐧𝐝𝐢 𝐫𝐢𝐧 𝐥𝐚𝐡𝐚𝐭 𝐚𝐲 𝐬𝐚𝐟𝐞. Kailangan lang talaga ng tamang due diligence.

✔️ DO’s kapag bibili ng lupa under rights

1. 𝐈-𝐜𝐡𝐞𝐜𝐤 𝐤𝐮𝐧𝐠 𝐬𝐢𝐧𝐨 𝐭𝐚𝐥𝐚𝐠𝐚 𝐚𝐧𝐠 𝐦𝐚𝐲 𝐡𝐚𝐰𝐚𝐤 𝐧𝐠 𝐥𝐮𝐩𝐚.
Alamin kung sino ang original owner o kung may mother title ang lupa. Huwag basta magtiwala sa sabi-sabi lang.

2. 𝐇𝐮𝐦𝐢𝐧𝐠𝐢 𝐧𝐠 𝐤𝐮𝐦𝐩𝐥𝐞𝐭𝐨𝐧𝐠 𝐝𝐨𝐜𝐮𝐦𝐞𝐧𝐭𝐬.
Example:
Deed of Rights / Waiver of Rights
Tax Declaration
Real Property Tax receipts
IDs ng seller
Mas okay kung may chain of documents para makita kung paano napunta sa kanila ang rights.

3. 𝐊𝐢𝐥𝐚𝐥𝐚𝐧𝐢𝐧 𝐚𝐧𝐠 𝐛𝐚𝐫𝐚𝐧𝐠𝐚𝐲 𝐚𝐭 𝐤𝐚𝐩𝐢𝐭𝐛𝐚𝐡𝐚𝐲.
Maganda kung kilala ng barangay ang seller at aware sila sa bentahan. Minsan dito mo malalaman kung may issue ang lupa.

4. 𝐆𝐮𝐦𝐚𝐰𝐚 𝐧𝐠 𝐰𝐫𝐢𝐭𝐭𝐞𝐧 𝐚𝐠𝐫𝐞𝐞𝐦𝐞𝐧𝐭.
Huwag verbal lang. Dapat may kasulatan na pirmado ng buyer, seller at witnesses.

5. 𝐌𝐚𝐬 𝐨𝐤𝐚𝐲 𝐤𝐮𝐧𝐠 𝐦𝐚𝐲 𝐛𝐚𝐫𝐚𝐧𝐠𝐚𝐲 𝐚𝐜𝐤𝐧𝐨𝐰𝐥𝐞𝐝𝐠𝐞𝐦𝐞𝐧𝐭 𝐨𝐫 𝐧𝐨𝐭𝐚𝐫𝐢𝐳𝐞𝐝 𝐝𝐨𝐜𝐮𝐦𝐞𝐧𝐭.
Hindi nito ginagawang titled ang lupa, pero at least may legal proof ng transaction.

❌ DON’Ts kapag bibili ng lupa under rights

1. 𝗛𝘂𝘄𝗮𝗴 𝗺𝗮𝗴𝗹𝗮𝗯𝗮𝘀 𝗻𝗴 𝗯𝘂𝗼𝗻𝗴 𝗯𝗮𝘆𝗮𝗱 𝗮𝗴𝗮𝗱.
Mag down muna habang vinavalidate mo pa ang documents.

2. 𝗛𝘂𝘄𝗮𝗴 𝗯𝘂𝗺𝗶𝗹𝗶 𝗸𝘂𝗻𝗴 𝗺𝗮𝗿𝗮𝗺𝗶𝗻𝗴 𝗰𝗹𝗮𝗶𝗺𝗮𝗻𝘁.
Kapag maraming taong nagsasabing kanila ang lupa, malaking red flag yan.

3. 𝗛𝘂𝘄𝗮𝗴 𝗯𝘂𝗺𝗶𝗹𝗶 𝗸𝘂𝗻𝗴 𝘄𝗮𝗹𝗮𝗻𝗴 𝗸𝗮𝗵𝗶𝘁 𝗮𝗻𝗼𝗻𝗴 𝗱𝗼𝗸𝘂𝗺𝗲𝗻𝘁𝗼.
Kung puro kwento lang ang basehan, malaking risk yan.

4. 𝗛𝘂𝘄𝗮𝗴 𝗯𝘂𝗺𝗶𝗹𝗶 𝗸𝘂𝗻𝗴 𝗮𝗴𝗿𝗶𝗰𝘂𝗹𝘁𝘂𝗿𝗮𝗹 𝗹𝗮𝗻𝗱 𝗻𝗮 𝗵𝗶𝗻𝗱𝗶 𝗽𝘂𝘄𝗲𝗱𝗲𝗻𝗴 𝘁𝗶𝗿𝗵𝗮𝗻.
Check the land classification para hindi ka magkaroon ng problema sa future.

5. 𝗛𝘂𝘄𝗮𝗴 𝘂𝗺𝗮𝘀𝗮 𝗻𝗮 𝗮𝘂𝘁𝗼𝗺𝗮𝘁𝗶𝗰 𝗺𝗮𝗴𝗶𝗴𝗶𝗻𝗴 𝘁𝗶𝘁𝗹𝗲𝗱.
Hindi lahat ng lupa under rights ay kayang ipatitle.

Reality check

𝘼𝙣𝙜 𝙡𝙪𝙥𝙖 𝙪𝙣𝙙𝙚𝙧 𝙧𝙞𝙜𝙝𝙩𝙨 𝙖𝙮 𝙥𝙖𝙧𝙖𝙣𝙜 𝙝𝙞𝙜𝙝 𝙧𝙞𝙨𝙠, 𝙝𝙞𝙜𝙝 𝙧𝙚𝙬𝙖𝙧𝙙.
Mura siya kumpara sa titled lot, pero kailangan mong tanggapin na may risk talaga.

Kung gusto mo ng secure at madaling ipamana o ibenta, mas safe pa rin ang titled property.
Pero kung marunong kang mag-check ng documents at tama ang proseso, may mga tao rin na kumita at nagkaroon ng property through rights.

Napansin ko lang lately habang kausap ko ang ilang investors at clients - mas marami na ang nagshi-shift sa RFO units kaysa pre-selling.

Hindi dahil pangit ang pre-selling.
𝐏𝐞𝐫𝐨 𝐧𝐠𝐚𝐲𝐨𝐧𝐠 𝐬𝐞𝐚𝐬𝐨𝐧, 𝐦𝐚𝐬 𝐦𝐚𝐛𝐢𝐥𝐢𝐬 𝐤𝐮𝐦𝐢𝐭𝐚 𝐚𝐧𝐠 𝐑𝐅𝐎.

Ganito kasi yung reality:
1️⃣ 𝙋𝙬𝙚𝙙𝙚 𝙠𝙖 𝙣𝙖 𝙠𝙪𝙢𝙞𝙩𝙖 𝙖𝙜𝙖𝙙
Kapag RFO ang unit, pwede mo na siyang iparent or ipa-Airbnb agad. Hindi mo na kailangang maghintay ng 3–5 years bago mag-generate ng income.

2️⃣ 𝙉𝙖𝙠𝙞𝙠𝙞𝙩𝙖 𝙢𝙤 𝙣𝙖 𝙢𝙞𝙨𝙢𝙤 𝙮𝙪𝙣𝙜 𝙥𝙧𝙤𝙥𝙚𝙧𝙩𝙮
Hindi na siya drawing o model lang. Makikita mo na mismo yung building, amenities, at actual unit — mas clear kung worth it ba.

3️⃣ 𝙈𝙖𝙨 𝙢𝙖𝙗𝙞𝙡𝙞𝙨 𝙖𝙣𝙜 𝙍𝙊𝙄
Habang ang pre-selling naghihintay pa matapos ang project, ang RFO pwede nang mag-cashflow habang nagbabayad ka pa.

4️⃣ 𝙈𝙖𝙡𝙖𝙠𝙖𝙨 𝙖𝙣𝙜 𝙙𝙚𝙢𝙖𝙣𝙙 𝙨𝙖 𝙧𝙚𝙣𝙩𝙖𝙡𝙨 𝙣𝙜𝙖𝙮𝙤𝙣
Sa areas like MOA, Makati, at BGC , maraming parin ang naghahanap ng short term stays at long term rentals. Kaya maraming investors ang gusto ready na agad ang unit.

𝐒𝐚 𝐭𝐨𝐭𝐨𝐨 𝐥𝐚𝐧𝐠, 𝐰𝐚𝐥𝐚𝐧𝐠 𝐩𝐞𝐫𝐟𝐞𝐜𝐭 𝐧𝐚 𝐢𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭.
May advantage ang pre-selling, at may advantage din ang RFO.
