Signs na Overpriced ang Property
Para hindi ka maloko, malustay, at para sulit bawat pera ng hard-earned investment mo.
Imagine this:
May nakita kang house and lot—ganda ng photos, maganda ang location, tapos sabi ng seller “Mura na ’yan, last price na.”
Pero deep inside… parang may mali.
Ito ang mga red flags na overpriced ang property:

1. Masyadong mataas kumpara sa current market value
Kung ang presyo ay 20–40% mas mahal kaysa sa ibang listings sa same area, same size, at same condition…
🚩 Overpriced ’yan.
Mag-check ka sa banks, brokers, at recent sales ng nearby properties.

2. “Next big development daw”… pero walang official documents
Kapag ang reason ng seller ay:
“May upcoming mall, highway, or bridge dito!”
pero walang approved DPWH, NEDA, LGU, or developer announcement,
🚩 hype price lang ’yan—hindi actual value.

3. Pangit ang actual condition pero premium price
Photos: wow.
Site visit: hala, bakit ganito?
If the property needs:
• major repairs
• reroofing
• piping/electrical works
• renovation
• bangin or slope ang lote
pero premium ang presyo…
🚩 Overpriced talaga.

4. Walang proper documents or questionable paperworks
Tax Dec lang pero presyong TCT?
May errors sa lot plan pero “pwede na”?
Title issues pero ayaw ibaba ang presyo?
🚩 Hindi worth it.

5. Matagal nang naka-list pero hindi bumababa ang presyo
Kung 6 months to 1 year for sale, pero walang offer kahit maganda ang location…
Most likely masyadong mataas ang asking price.

6. Emotional pricing ng owner
Madaming ganito:
“Sentimental value kasi.”
“Pinagpaguran namin ’to.”
“Diyan ako lumaki.”
Pero real talk: sentimental value is NOT market value.

7. Wala man lang appraisal report
If the seller refuses bank appraisal or keeps saying:
“Sa akin ka na magtiwala.”
🚩 No transparency = kaduda-duda ang presyo.

How to Protect Yourself
✔ Compare at least 5 properties in the same area
✔ Check bank appraisal value
✔ Bring a property specialist you trust
✔ Always inspect the actual site
✔ Don’t rush kahit sabihin nilang “marami nang interesado”
