Be careful who you allow into your circle.

Because success is rarely an individual game.

It’s an environment game.

The people around you influence more than your habits.

They influence your standards.

Your beliefs.

Your level of ambition.

Your view of what’s possible.

Every conversation you listen to is programming your mind.

If you’re constantly surrounded by people who complain, make excuses, and focus on problems, eventually your brain starts seeing the world through the same lens.

But when you’re around people who talk about goals, growth, opportunities, discipline, and solutions, your thinking begins to expand.

Your energy changes.

Your confidence changes.

Your actions change.

Some people call it vibration.

Some call it frequency.

Whatever term you use, one thing is true:

Never be ashamed of failing a board exam.

Because taking the board exam itself already takes courage.

Most people never put themselves in a position where they can fail publicly.

You did.

And that takes strength.

One thing I learned as a CPA is this:

Failure is never the opposite of success.

Failure is part of success.

Only those who are willing to fail repeatedly are given the opportunity to eventually succeed.

I still remember what one of my review center professors told us:

"The only way for you to pass the board exam is to take the board exam."

Simple.

But true.

You cannot pass an exam you never take.

You cannot win a battle you never enter.

And beyond the title, I've seen another reality in the corporate world.

Before I entered real estate, I worked with many professionals who were not yet CPAs.

Some of them became outstanding leaders.

Some became top performers, key players.

Some built remarkable careers.

And eventually, many of them earned the CPA title later on.

Because the title did not define who they were becoming.

The CPA title is valuable.

But it is not the source of your worth.

It is not the ceiling of your potential.

And it is certainly not the final measure of your future.

So if you failed today, don't make a permanent decision based on a temporary result.

Learn.

Recover.

Prepare again.

And when you're ready, take the exam again.

Have the freedom to fail.

Because those who give themselves permission to fail are often the ones who eventually succeed.

Your success may not have arrived today.

But that does not mean it isn't on its way.

Keep going.

As someone who once sat in those review rooms, felt the pressure of the exams, and proudly carried those three letters after my name, I know this achievement didn’t come easy.

Today my career path looks very different from accounting. Real estate, leadership, and entrepreneurship have become my focus.

But becoming a CPA taught me lessons that I still use every day:

- Discipline over motivation
- Delayed gratification
- Continuous learning
- Professionalism and integrity

Whether you choose public practice, corporate, business, entrepreneurship, or a completely different path someday, remember:

Passing the board exam is not the finish line.

It’s simply proof that you can do hard things.

Remember, your degree open doors. But your willingness to grow beyond it determines how far you'll go.

I myself believe how important it is to invest in real estate while we’re still young.

3 things I realized about why investing in real estate in your 30s is important:

1. Time is Your Biggest Advantage

Investing in your 30s means mahaba pa ang panahon para mag-appreciate ang value ng property.

The earlier you start, the more time your asset has to grow.

Wealth is built through time, not timing.

2. Mas Bata ka, Mas Mababa ang Monthly Amortization

Isa sa mga pinakamalaking advantage ng pag-invest sa iyong 30s ay mas mahaba pa ang loan term na available sa’yo.

Kapag nasa 40s ka na, mas maikli na ang loan term na pwede mong ma-avail. Meaning, mas mataas na rin ang monthly amortization mo.

Lower monthly payments mean more flexible budgeting.

Also, mas madali itong ma-leverage through rental income. Mas madali mag-self-liquidate o ma-cover ang payment through rentals.

3. Real Estate Gives You Peace of Mind

May property kang matatawag na sa’yo at may asset kang pwedeng iwan sa pamilya o ipamana sa magiging anak mo.

As for me and my wife, nagsisipag kami ngayon to prepare for our future.

We’re intentionally building assets that can eventually give us more time freedom, financial freedom, and peace of mind, especially when we reach retirement.

Because at the end of the day, real estate is not just about owning property.

It’s about creating security, options, and a better future for your family.
