Fellow Property agents and Landlords❤️
Before saying yes, it’s always good to get to know your potential tenant first.
1️⃣ Start with a simple conversation
Ask about work, income, and why they left their previous rental.
👉 If answers are unclear or inconsistent, take it as a sign to slow down.
2️⃣ Ask for proof of income
Payslips, COE, or business documents help confirm stability.
👉 Ideally, rent should only be around 30–40% of their monthly income.
3️⃣ Observe communication early
Late replies, frequent excuses, or changing stories during inquiry can be early warning signs.
4️⃣ Request valid IDs and contact details
A serious tenant understands the importance of proper documentation.
👉 Hesitation or repeated “to follow” responses deserve caution.
5️⃣ Check with the previous landlord (if possible)
Simple questions can reveal a lot:
• Were payments on time?
• Any unpaid bills or damages?
6️⃣ Explain house rules clearly from the start
Watch how they respond.
👉 Excessive complaints before moving in may mean future issues.
7️⃣ Trust patterns, not just promises
Kind words are easy—consistent actions matter more.

Final reminder 🤍
Choosing the right tenant isn’t about being strict.
It’s about protecting your property, your time, and your peace.
