HOW TO CHECK IF THE PROPERTY YOU'RE BUYING IS FLOOD-PRONE?
Before you sign that contract or pay the downpayment, siguraduhin mo munas na hindi magiging "isla" ang dream home mo tuwing may bagyo.
1. Check Government Online Hazard Maps
โ
Huwag kang dumedepende sa "sabi-sabi lang." Use scientific and historical data via these free online tools:
* HazardHunterPH (by GeoRiskPH): Operated by DOST-PHIVOLCS. You just need to type the exact address or drop a pin on the map.
๐Look for the Flood (MGB) assessment to see if the hazard level is Low, Medium, or High.
* UP NOAH Center: Search for the street or barangay. Check their color-coded flood simulations:
๐Yellow means low susceptibility, Orange is medium, and Red means highly prone to deep flooding.
2. Interview the Locals (Chismis for a Cause!)
โ
* Visit the nearest sari-sari store or talk to long-time residents. Sila ang nakakaalam ng totoong sitwasyon.
* Ask specific questions: "Inabot ba itong kalye nung Ondoy, Ulysses, or Carina?" and "Gaano katagal bago humupa ang tubigโminutes, hours, or days?"
* If it's inside a gated community, interview the Subdivision Admin or the security guards on duty. They keep track of these issues.
3. Inspect the Physical Environment
โ
Be an investigator when you visit the site. Look for these crucial warning signs:
* Water Marks / Stains: Scan the concrete walls, fences, and electric posts.
* Land Elevation: Notice if the lot or the road is lower than the surrounding areas.
* Drainage and Waterways: Check if the gutter drainage is wide and clear of trash.
4. Verify with the LGU (Local Government Unit)
โ
For maximum peace of mind, you can actually do due diligence at the local City or Municipal Hall.
* Drop by the City Engineering Office or the Disaster Risk Reduction and Management Council (DRRMC).
๐You can request to see their official zoning maps and historical flood logs for that specific barangay.
Smart Buyer Tip:
๐If possible, visit the property on a day with heavy rainfall.
