Matagal-tagal ka na ring nagta-trabaho. You’ve been earning pretty good salary every month pero a week after every pay-day, your money is gone. Sabi nga, dumaan lang sa kamay. Then you’ll ask, ano nga ba ang binili ko? San ba nagpunta yun? Bes, if you’ve been in this cycle for quite some time, it’s time for you to gather all your courage together and start investing.
Why real-estate? If you are young, malamang mga bagong gadgets or kotse ang na sa isip mo but investing in your own house is not a bad idea. In fact, it can be one of the best. Owning your own place can give you a sense of security and fulfilment. Eh pano naman kung naghahanap ka ng long-term investment na alam mong stable ang return of investments? Then having, say, an apartment will be fantastic. Sabi nga ni kuya Robert Kiosaki, sa best-selling book nya na “Rich Dad, Poor Dad”, properties can give us passive-income. And passive income is what we would want to attain. Yung tipong nanonood ka lang ng tv, pero kumikita ka pa. Choosing real-estate is undeniably one of the best. Bes, please read below to know more of what I mean:
1. Less Risk- Ooookay, to be fair, all investments are risky. Risk, however, can be minimized if you will study the pros and cons of your decisions. Nowadays, it is quite safe to invest in real estate, lalo na sa Pinas (Please read further para sa marami pang dahilan). Other investments’ (which are awesome too) value may go sky rocket or head down the hill depending on several factors such as political stability (or the lack of it) , economic growth, foreign investments, peso inflation, etc. but your investments in real-estate, well, affected din s’yempre. However, your saving grace is that those factors will just slow down the growth/ appraisal of your property, not stop it. In short, tataas at tataas ang value ng property mo no matter what.
2. Easy to manage- You buy it, you let it be or you buy it then build an apartment have someone rent it then let it be (galingan mo pumili ng uupa ha para less hassle). Other investments may just require more of your time and energy than what your property demands from you. Quick reminder, make sure that your house, bldg. / apartment is built with quality. 3. Property Appraisal- eto na nga bes, sa ayaw at sa gusto mo, tataas ang value ng lupa mo. If you happen to have any reference for property pricing, say 3- 5 years ago, you might have noticed that the value went up to around-10-30% higher, in some places, even more than 50%. Without doing anything, those who bought some properties a few years before already earned the returned of their investment, maybe not the whole amount yet, but hey, hindi naman titigil ang panahon, so yes, they will just earn more. So bes, please don’t be that person who would end up saying: “sayang, sana naginvest na pala ako noon” (but if you are that person now, then it is not too late, maginvest ka na- plugging follows again… hehehe)
4. Fast ROI- I’ll be reiterating what has been mentioned above. Yes, bes, in just a few years, kahit ayaw mo, the value of your property will go up, eh di gustuhin mo na (tumawa ka, joke yung last part… hahahaha). You can just let your property be or earn more by having it rented (paulit-ulit ako). If your city is just yet to develop, much better. Mag-invest ka ngayon at pag nadevelop na ang lugar nyo, you will be harvesting the benefits of your decision. With real-estate, the question is not “if you will have a return of investment”, the question is “when will you have the return of your investment”. By the trend we are having right now as per the demand and power to buy of the market, it may be safe that to say that you will not need to wait long.
5. Rental Income- I know, nabanggit ko na kanina. But really, it is a wonderful source of income. We need not to go to work and submit ourselves to 8 hours of job, we just wait for the pay from the rent. Of course, there will be a need to repair one part of the house/ apartment from time to time, but that is nothing compare to going to the job and giving up 8 hours (or more) of your day to the company. Got nothing against it but hey, who doesn’t want to have a passive income?!
Also, there had been quite a number of foreigners residing in the Philippines. Whether it is for retirement or business, they are here and they need a place to stay. Foreigners aren’t allowed to own a property so if your place is in a pretty good spot such as Tagaytay, they are part of your market too.
6. Demand- let us look at ourselves first. We all, not just need, but want a place of our own. We want to shelter our family. We want our loved ones secured. So Bes, if you want it, the other person does too. Clearly, there is a demand. We will never run out of market who would want to rent or buy a house.
It is wonderful thing nowadays that our OFWs are getting more financial literate. Mas marunong na tayo mag-invest ngayon. Medyo marami-rami pa tayong dapat matutunan but we are doing a bit better than before. More Filipinos overseas secure their family’s houses and are buying properties to turn into apartments for a reliable income once they are back home. Hopefully, more of our kababayan do this, mahirap ng magtagal overseas tapos wala masyadong naipundar. Bes, kaya mo yan!
7. Government Assistance- Wala ka mang love-life but you can avail Pag-Ibig from the government. Through this agency, we are able to avail affordable housing program. We can use this to build our dream house. Sabi ng Pag-IBIG, eto ang qualification nila for a borrower (copied from their website):
On Pag-IBIG Membership
Must be a member under the Pag-IBIG I, Pag-IBIG II or Pag-IBIG Overseas Program (POP) for at least twenty-four (24) months, as evidenced by the remittance of at least 24 monthly contributions at the time of loan application.
Not more than sixty-five (65) years old at the date of loan application and must be insurable; provided further that he is not more than seventy (70) years old at loan maturity;
Has the legal capacity to acquire and encumber real property;
Has passed satisfactory background/credit and employment/business checks of the Pag-IBIG Fund;
Has no outstanding Pag-IBIG housing loan, either as a principal borrower or co-borrower;
However, should a co-borrower in a tacked loan signify an intention to avail of a Pag-IBIG housing loan for himself, he shall be allowed to do so provided the tacked loan is updated and the amount proportionate to his loan entitlement has been fully paid. Hence, the co-borrower shall be released from the original obligation and shall be allowed to avail of his own Pag-IBIG housing loan, subject to standard evaluation procedures.
Had no Pag-IBIG housing loan that was foreclosed, cancelled, bought back due to default, or subjected to dacion en pago, which shall include cases where the borrower is no longer interested to pursue the loan and surrenders the property;
Has no outstanding Pag-IBIG multi-purpose loan in arrears at the time of loan application. A member whose multi-purpose loan is in arrears shall be required to pay his arrearages over the counter to update his account.
8. Cannot Be Stolen- Nobody can steal your land, unless ipapahiram mo kung kanikanino ang titulo ng lupa mo. Aba! Iba yun, masyado mong ginalingan ang pagiging generous pag-ganun. Do I need to explain more? I guess not. Basta ingatan ang mga dokumento ng pag-aari mo, Bes.
9. Physical Security- If you own your land, you secure yourself and your family a shelter. You know that you will always have a place to stay, no matter what.
10. Security for Your Future- Again, you own your place, you will always have a place to stay. You are also emotionally secured that financial difficulty may come but nobody can throw you or your family out in the street. You have your home.
